Floating Maintenance Technician I or II
- Greater Seattle Area, WA

Locations: 700 Broadway, Kinect at Broadway, Kinect at Lynnwood, Kinect at Shoreline, Enso, Vantage Park, and Kinect at Burien.

Position Overview
  • Schedule: Tuesday
    - Saturday 8:00 am - 5:00 pm. Flexibility to work additional hours may be required to meet company/project needs.
  • On‑Site Requirement: Physical presence at your job location during scheduled hours. Current residents of the property will not be considered.
  • Location Requirement: Must live within 30 miles of the property and have reliable transportation. Relocation must be completed prior to start date.

  • 700 Broadway Apartments – 59‑unit mid‑rise, built 2003.
  • Vantage Park Apartments – 91‑unit mid‑rise, built 1999.
  • Kinect at Broadway – 140‑unit mid‑rise, built 2020.
  • Kinect at Lynnwood – 239‑unit mid‑rise, built 2021.
  • Kinect at Shoreline – 240‑unit mid‑rise lease‑up, scheduled to open 2024.
  • Enso – 316‑unit mid‑rise lease‑up, scheduled to open 2026.
  • The Kinect at Burien – 230‑unit mid‑rise, built 2023.
Compensation Package
  • Pay Range: $38.50 to $43.50 per hour.
  • Bonus

    Incentives:

    Monthly leasing bonuses.

What We’re Looking For
  • 1+ year of experience in multifamily or hotel maintenance within the last 10 years (2+ years preferred); trade experience considered.
  • Well‑versed in the unit‑turn process from start to finish.
  • Experience tracking and maintaining inventory.
  • Own basic hand tools (company provides power tools).
  • Customer‑service experience with residents and/or customers.
  • HVAC certification preferred.
  • Reliable transportation.
  • High school diploma or GED required.
  • Exceptional attention to detail and organizational abilities.
  • Effective communication and teamwork skills.
  • Positive outlook and collaborative team approach.
  • Responsibility and pride in work.
  • Fluent in English with strong reading, speaking, and writing skills.
  • CPO certification preferred for properties with pools (optional).
Your Role
  • Exhibit discretion and independent judgment to evaluate quality of work.
  • Assist in getting units “rent‑ready.”
  • Abide by safety requirements at all times.
  • Safely use chemicals and equipment in everyday duties.
  • Maintain grounds, work and storage areas, and dumpster areas daily to ensure curb appeal up to company standards.
  • Paint and clean as needed for timely unit turnover.
  • Ensure lawns are mowed, entryways, walkways and driveways are blown and free of debris.
  • Ensure equipment is serviced regularly to maintain safe operations.
  • Be on‑call for emergencies or snow removal.
  • Maintain and enforce all company policies and procedures as established.
  • Clean units as needed.
