Building Maintenance, Maintenance Technician / Mechanic
The Maintenance Mechanic Assistant supports maintenance operations by assisting in the upkeep, repair, and turnover of residential units and common areas. This position performs a variety of skilled and semi-skilled maintenance tasks, operates tools and equipment, responds to work orders, and helps ensure Housing Authority properties remain safe, clean, and habitable. The Maintenance Mechanic Assistant may also assume certain responsibilities of the Maintenance Supervisor in their absence.
Essential Duties and Responsibilities- Assist with unit turnover (“make-ready”) activities including repairs, painting, and preparation of units for new occupancy
- Perform routine and corrective maintenance on residential units, buildings, grounds, and common areas
- Conduct basic plumbing, electrical, carpentry, HVAC, appliance repair, and general maintenance tasks
- Operate and maintain hand tools, power tools, machinery, and maintenance equipment safely and effectively
- Respond to and complete assigned work orders using the Housing Authority’s work order management system
- Follow established policies, procedures, and safety standards
- Identify maintenance issues and report major repair needs to the Maintenance Supervisor
- Assist with property and unit inspections to ensure compliance with Housing Authority standards
- Maintain records of work performed, materials used, and time spent on assignments
- Provide on-call or emergency maintenance assistance as required
- Perform assigned duties of the Maintenance Supervisor when necessary
- Perform other related duties as assigned
- Must have a High School Diploma or GED
- Minimum of three (3) years of experience in residential, commercial, or public housing
- maintenance
- Demonstrated knowledge of general building maintenance and repair practices
- Ability to safely operate maintenance equipment and tools
- Ability to follow written and verbal instructions; ability to maintain confidentiality
- Experience using, or the ability to learn, a computerized work order system
- Must successfully pass a criminal background check and drug screening
- Ability to lift and carry objects up to 50 pounds
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces
- Ability to work indoors and outdoors in varying weather conditions
- Working knowledge of maintenance tools, materials, and repair methods
- Strong organizational and problem-solving skills
- Ability to work independently and as part of a team
- Effective communication and customer service skills
- Ability to prioritize tasks and manage time efficiently
