POSITION SUMMARY:

The Roving Maintenance Specialist provides hands-on maintenance and physical asset support to properties requiring stabilization, temporary coverage, transition support, inspection readiness, performance improvement, or other business-critical assistance.

This position assesses maintenance and physical property needs, executes established action plans, completes priority maintenance work, and partners with onsite and regional teams to improve property conditions and restore sustainable maintenance operations. Assignments may include addressing service request and unit-turn backlogs, supporting preventive maintenance programs, preparing properties for inspections, providing temporary coverage for critical maintenance vacancies, assisting with property transitions or acquisitions, and addressing other identified physical asset needs.

The Roving Maintenance Specialist is expected to possess strong technical maintenance knowledge and the ability to independently perform a broad range of multifamily maintenance functions. The position also provides functional leadership, training, coaching, and work coordination to onsite maintenance employees while assigned to a property.

ESSENTIAL FUNCTIONS

  • Assess assigned properties to identify maintenance deficiencies, physical asset concerns, immediate priorities, outstanding work, and opportunities for improvement.
  • Execute property-specific maintenance action plans designed to improve property condition, maintenance operations, unit readiness, service request performance, preventive maintenance, safety, and overall physical appearance.
  • Perform hands-on maintenance work as necessary to accomplish assignment objectives, including service requests, vacant unit turns, preventive and corrective maintenance, and other property maintenance functions within the employee's training and qualifications.
  • Provide temporary maintenance coverage in the absence of critical onsite maintenance staff and perform essential Maintenance Technician, Lead Maintenance Technician, or similar maintenance functions as needed during the assignment.
  • Assist with and complete vacant unit turnovers to support established property readiness and occupancy goals.
  • Troubleshoot, repair, and maintain building systems, fixtures, appliances, and equipment within the employee's training, certification, and authorized scope of work, which may include plumbing, electrical, appliances, HVAC, carpentry, locks, and other general property maintenance.
  • Complete and monitor service requests, ensuring work is performed timely, accurately, safely, and in accordance with company standards.
  • Support and evaluate preventive maintenance programs and assist onsite teams in establishing sustainable preventive maintenance practices.
  • Conduct regular inspections of units, buildings, grounds, common areas, maintenance shops, equipment, building systems, and other physical property components to identify deficiencies and needed corrective action.
  • Support preparation for internal and external physical inspections, including state, HUD, lender, regulatory, and other applicable inspections.
  • Assist with comprehensive unit inspections, work-order sweeps, corrective action, and physical property assessments associated with newly acquired, transitioning, or otherwise assigned properties.
  • Support the establishment and organization of maintenance operations at newly acquired or transitioning properties, including maintenance shop setup, inventory, tools, equipment, safety materials, preventive maintenance processes, and other operational requirements.
