The Facilities Supervisor supervises, monitors and coordinates the activities and repairs carried out by the maintenance technicians and vendors related to tenant work orders, unit turnovers and building needs. This position works collaboratively with Asset Management, Portfolio Management, onsite staff, Program Managers and Leadership to ensure all property maintenance activities are addressed and followed through in a timely efficient manner.

*** General:*
* · Assess maintenance needs, determine scope of work, and direct maintenance technicians or vendors to complete routine and major repairs in a timely and cost-effective manner.
· Communicate repair priorities to Portfolio Managers based on budget constraints, operational needs, and property conditions.
· Monitor recurring maintenance issues reported by technicians and vendors and coordinate appropriate follow-up actions.
· Collaborate with Housing Team stakeholders to evaluate and improve vendor relationships, maintenance workflows, and operational processes.
· Coordinate annual property and unit inspections and prepare documentation for agency and organizational audits.
· Support Portfolio Managers in responding to physical property inspections and stakeholder or agency audits.
· Assist in the development, implementation, and management of preventive maintenance programs.
· Review maintenance invoices for accuracy and ensure timely processing of payments.
· Maintain organized records, files, databases, and documentation in accordance with organizational
· Order, track, and maintain inventories of maintenance supplies and materials at designated locations.
· Create and manage Yardi, Excel, and other operational reports used to analyze key performance indicators and identify improvement opportunities.
· Maintain vendor relationships and service contracts to achieve cost efficiency, service quality, and operational effectiveness, including management of scorecards and IDIQ/LI pricing information.
· Assist with Facilities Assessment Report (FAR) data entry, updates, and record maintenance.
· Provide operational and administrative support to Maintenance Technicians as needed to ensure efficient delivery of service.
