Maintenance Technician
We are looking for a maintenance technician to provide routine preventative maintenance to a condominium in Key Biscayne. Position is Monday – Friday 8 am to 4:30 pm at $22/hour with holiday paid time off. This individual will report to the Maintenance Supervisor.
Under limited supervision, the maintenance technician is responsible for performing routine maintenance tasks including completing work orders, facilities and grounds maintenance, mechanical systems maintenance, appearance and functionality improvement projects, and maintaining common areas at one or more properties to assist preserving the asset and to provide a quality living environment for the residents.
Essential duties include:
- Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical systems, and appliances. Respond to maintenance requests from residents and resolve concerns in a timely and efficient manner.
- Maintain cleanliness and aesthetic appearance of common areas, including landscaping, sidewalks, parking areas, and recreational facilities.
- Follow a preventive maintenance schedule to reduce the likelihood of equipment failure or costly repairs. Conduct regular inspections of the property, including common areas, equipment, and building systems, to promptly identify and address maintenance concerns.
- Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical outages, or HVAC failure.
- Coordinate and oversee vendors and contractors for specialized repairs and projects, ensuring work is completed to specifications and within budget.
- Report any safety hazards or compliance issues to the Maintenance Supervisor, Community Manager or Chief Engineer.
- Maintain an adequate supply of tools, equipment, and materials necessary for daily operations and assist in keeping the maintenance shop organized and stocked.
- Ensure that all work is performed in accordance with federal, state, local, and company safety standards and building code regulations and requirements.
- Maintain thorough and accurate records of maintenance and repair activities, including maintenance logs, work orders, and inspections.
- Perform any other duties within the scope of the maintenance technician and as assigned by the manager.
- Perform casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager following appropriate safety procedures.
- Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.
- Complete all required forms and work orders using KWPMC work order system.
Physical demands include:
- Must be able to tolerate extended periods of walking and standing; repetitive motion activities including walking, standing, kneeling, bending, crouching, lifting, and carrying; regularly lifting and carrying objects weighing less than 30 pounds; occasionally lifting and moving objects weighing 30-60 pounds.
- Must be available for on-call duty as required, including evenings, weekends, and holidays.
Work environment includes:
The position will require for the employee to work indoor and outdoors. The position will be located at a property where people reside. Noise level may be moderate to loud.
Minimum qualifications include:
- High school diploma or equivalent.
- One year of experience as a maintenance technician, handyman, or similar role.
- Strong knowledge of HVAC, plumbing, electrical systems, and general maintenance procedures.
- Excellent problem-solving skills with the ability to diagnose issues and implement effective solutions.
- Strong communication and interpersonal skills, and the ability to interact professionally and effectively with residents, vendors, and team members.
Preferred qualifications include:
- Two years of experience as a maintenance technician or handyman in a residential or community setting.
Position type/expected hours of work:
This is a non-exempt (hourly) position. Days and hours of work will be set by the property and will coincide with the hours of the association. This schedule may change to accommodate the business needs of the property.
