Heritage Senior Living is seeking a dependable and skilled Maintenance Technician to help keep our community safe, comfortable, and operating at its best.

Reporting to the Maintenance Director, you'll handle everything from preventive maintenance and everyday repairs to apartment turns and building-system checks. Most importantly, your work directly impacts the comfort and quality of life of the residents who call our community home.

Maintain & Repair Our Community

Perform routine and preventive maintenance throughout the building, grounds, and resident areas.

Troubleshoot and complete repairs involving HVAC, plumbing, electrical, mechanical systems, carpentry, and appliances.

Monitor HVAC systems to help maintain comfortable temperatures and proper air quality.

Monitor plumbing and domestic hot water systems and make adjustments as needed.

Diagnose equipment and building issues, repair or replace components, test completed work and coordinate additional service when needed.

Respond promptly to emergency and unscheduled maintenance needs.

Keep maintenance areas, equipment, and community grounds clean, safe, and organized.

Support Safety & Building Systems

Assist with testing and coordinating inspections of fire-protection, security, plumbing, and other building systems.

Help maintain compliance with applicable building, fire, safety, and operational requirements.

Complete required system checks and maintain accurate maintenance logs.

Monitor surveillance and security equipment as assigned.

Maintain appropriate emergency, disaster, and maintenance supplies.

Assist the Maintenance Director and Executive Director with employee education related to building systems, fire procedures, and emergency preparedness.

Promptly identify and report safety concerns or equipment issues.

Complete Work Orders & Preventive Maintenance

Respond to work orders and maintenance concerns from residents, families, and employees.

Prioritize repairs based on urgency, safety, and resident needs.

Maintain accurate work-order records and document completed repairs.

Perform scheduled preventive maintenance on building systems, equipment, and appliances.

Communicate professionally with residents and employees regarding repairs and follow-up.

Assist with vendors and outside contractors when needed.

Prepare Apartments for New Residents

Help prepare apartments for resident move-ins and move-outs.

Complete repairs, paint touch-ups, minor improvements, and general maintenance.

Assist with moving furniture and personal belongings as needed.

Help ensure apartments are clean, safe, functional, and ready to welcome new residents.

Maintain Community Vehicles & Grounds

Assist with routine upkeep of community vehicles, including cleanliness, fueling, and registration requirements.

Drive community vehicles as assigned and permitted by company requirements.

Help maintain clean and orderly community grounds and exterior areas.

Assist with trash removal, sweeping, seasonal upkeep, and other general maintenance needs.

Provide On-Call Support

Participate in the community's maintenance on-call rotation as assigned.

Carry the designated on-call phone when scheduled.

Respond appropriately to urgent maintenance concerns outside normal working hours.

Communicate significant issues to the Maintenance Director or community leadership.

Qualifications

• High school diploma or equivalent required.
• Minimum of one year of maintenance experience involving electrical, plumbing, HVAC, carpentry, or related building systems.
