Maintenance Technician- The James

Grey Star -  - Responsibilities:
Complete assigned work orders and preventative maintenance on the property by diagnosing the source or cause of the defect and making repairs in accordance with policies, safety standards, and code requirements;
Complete the make-ready process to prepare vacant apartments for leasing including pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work;
Access and obtain materials, supplies, equipment, and tools from the property maintenance department, track usage, return unused items, and notify supervisor about re-ordering needs;
Complete documentation and paperwork for service requests to document and track work;
Assist in maintaining grounds, common areas, and amenities by trash pickup, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage; support cost-control by fixing rather than replacing parts and using tools efficiently
