Job Summary

The Maintenance Supervisor reports to the Property Manager and prioritizes teamwork and customer service. Responsibilities include overseeing maintenance and repair of all equipment and facilities at Champions Village Apartments in Kissimmee, managing a team of maintenance technicians, scheduling and prioritizing tasks, and ensuring timely completion of work. The role also involves assisting residents and delivering exceptional customer service.

Schedule & Compensation

Monday thru Friday, 8:30 am – 5:30 pm, with rotating on‑call schedule requiring some evenings and weekends. Full‑time, 40 hours per week. Pay: $24–$28 per hour (based on experience).

Job Duties
  • Ensure the completion of all service requests, including assisting technicians as applicable
  • Supervise, train, develop, and lead a team of maintenance technicians
  • Inspect the community continuously, recording and correcting deficiencies
  • Ensure keys are stored properly
  • Schedule and prioritize maintenance tasks
  • Perform routine maintenance and repairs on equipment and facilities
  • Coordinate with the Property Manager to avoid disrupting operations
  • Maintain accurate records of all maintenance work
  • Ensure compliance with safety regulations
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, drywall repairs, and other interior repairs daily
  • Complete service requests within 24 hours
  • Carry a cell phone and handle on‑call duties as needed
  • Assist with apartment make‑readies (painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies within budgetary guidelines and coordinate with vendors
  • Assist in community signage, flyers, and other materials distribution
  • Pick up litter and maintain small grounds area
  • Perform preventative maintenance
  • Manage inventory
  • Perform additional tasks as assigned by the Property Manager
Qualifications
  • EPA Universal / HVAC certification is required
  • Basic English and Spanish language skills required; fluent bilingual preferred
  • Minimum of 5 years’ experience in maintenance or a related field
  • Experience managing a team of maintenance technicians
  • Strong knowledge of maintenance procedures and techniques
  • Excellent communication and interpersonal skills
  • Ability to work independently and as part of a team
  • Strong problem‑solving skills
  • Ability to work in a fast‑paced environment
  • Flexibility to work outside of regular business hours as needed
  • Basic computer skills, including email and some Microsoft products
Preferred Experience
  • CPO certification and REAC inspection experience
  • Fluent in Spanish and English
  • Professional appearance and positive attitude, service‑oriented environment
  • Ability to interact effectively with prospects, residents, peers, and management
  • Teamwork or solo work flexibility
  • Cost‑effective maintenance execution
  • Strong organizational, time‑management, and communication skills
  • Knowledge of carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installations
