Bullpen is partnering with a growing multifamily owner/operator seeking experienced Maintenance Supervisors to oversee maintenance operations across apartment communities in the Kissimmee market.

This is an exciting opportunity to join a rapidly expanding organization. You'll play a key role in establishing maintenance operations, leading onsite teams, and driving operational excellence while working directly with ownership and leadership.

• Lead all day‑to‑day maintenance operations for a multifamily community
• Supervise and develop maintenance technicians and vendors
• Oversee work order completion, preventative maintenance, and unit turns
• Ensure apartments are turned efficiently and ready for new residents
• Manage vendor relationships and service contracts
• Maintain property appearance, safety, and regulatory compliance
• Troubleshoot HVAC, plumbing, electrical, appliance, and building systems
• Monitor inventory, supplies, and maintenance budgets
• Partner with onsite leadership to improve resident satisfaction and operational performance
• Respond to emergency maintenance issues as needed

• Multifamily maintenance leadership experience
• Proven ability to lead and develop maintenance teams
• Strong knowledge of HVAC, plumbing, electrical, appliances, and general building systems
• Experience managing work orders, preventative maintenance programs, and unit turns
• Strong organizational and problem‑solving skills
• Excellent customer service and communication skills

• PTAC (Packaged Terminal Air Conditioner) experience strongly preferred
• EPA Certification
• HVAC Certification
• Experience using Entrata or similar property management software
• Established vendor relationships within the Central Florida market
• Experience supporting value‑add or lease‑up communities
