Service Technician - Album Monterey Pointe

Job Summary

This Service Technician position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders from resident requests, diagnose issues, and perform repairs per policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process to prepare vacant units for leasing, including inspections, punch lists, vendor coordination, supply procurement, task completion, and final inspection.
• Follow procedures for obtaining materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and notify supervisor for re‑ordering.
• Document and complete paperwork accurately and timely to track service requests.
• Assist with grounds, common areas, and amenities maintenance—picking up trash, pressure‑washing, general cleaning, and painting curbs/signage.
• Support cost‑cutting and expense control by fixing parts instead of replacing, avoiding waste, and using tools properly.

• Comply with safety and risk‑management policies, attend routine safety meetings, complete OSHA & other required training, and report incidents promptly.
• Periodically inspect contractor, vendor, and service provider work to verify quality, scope, and specifications.
• Assist with routine and periodic property inspections to identify safety concerns and communicate needs to management.

• EPA Type1 and TypeII or Universal refrigerant recycling certification (for Certified Service Technicians).
• All state and local jurisdiction certifications as required.
• Valid driver’s license to operate a golf cart on property when applicable.
