Maintenance Supervisor

Responsibilities- Lead and manage the property’s maintenance team to ensure timely and high-quality service.
- Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
- Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
- Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
- Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
- Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
- Ensure compliance with safety standards and regulations, promoting a culture of safety among the team.
- Respond promptly to emergency maintenance situations to protect residents and property.
- Train, mentor, and develop the team to achieve their full potential.
- Ensure apartment homes are made ready for upcoming new residents.
- Perform snow and ice removal.
- Participate in an on‑call rotation to respond to after‑hours maintenance emergencies; weekend work is required as needed.
- Perform physical tasks and other duties as assigned.
- EPA and CPO certifications are highly preferred.
- Certified in HVAC and related fields.
- Three or more years of proven experience in maintenance operations, preferably in multifamily housing; supervisory or leadership experience is highly desirable.
- Hands‑on experience in HVAC, plumbing, electrical systems, and general repairs.
- Natural leader who can inspire and guide a team to deliver their best work.
- Highly organized, capable of juggling multiple priorities while staying focused on the big picture.
- Strong problem‑solving skills with a focus on practical solutions.
- Dedication to delivering excellent service and creating resident‑pride spaces.
- Familiarity with maintenance/property management software and comfort using technology to streamline processes.
- Flexibility to respond to after‑hours or weekend emergencies as needed.
