Charles County Government is seeking a dynamic Building Services Technician to perform routine and nonroutine custodial tasks to maintain a healthy environment for facility occupants and visitors in a safe, efficient, and quality manner with a strong focus on customer service using best practices and in compliance with applicable codes, standards, and regulations.
- Reviews work orders or instructions to determine work activities. Work may be assigned to an individual or a team based on the facility, zone in a facility, type of work, or other method.
- Consults with coworkers and supervisory personnel to coordinate and execute work activities. Identifies supplies and equipment required and estimate time needed to complete the work.
- As directed or guided by supervisory personnel, provides special services requested by departments and agencies. Uses visual observation or other specialized skills and tools to verify customer complaints before work is initiated.
- Provides custodial services to entrances, lobbies, offices, conference rooms, hallways, restrooms, and other areas. Special cleaning techniques may need to be applied daily based on the purpose of the facility or the operations conducted in the facility.
- Completes assignments and use equipment and supplies in a manner that maximizes safety and productivity. Implement techniques to avoid chemical or biological exposure; overexertion; and slips, trips, or falls.
- Examines equipment for damage, defects, or wear. Discontinue use if equipment emits excessive heat, noise, or vibration. Inform supervisory personnel of any needed repairs or replacements.
- Notifies occupants and visitors of potential hazards with appropriate caution signs or closures of areas.
- Determines the detergent, soap, solvent, disinfectant, or other cleaning solution to apply on a surface or item for proper and efficient cleaning. Mixes to appropriate concentration when needed and follow manufacturer’s guidelines to prevent injury or damage.
- Dusts and cleans vertical and horizontal surfaces such as walls, windows, counters, mirrors, and blinds.
- Polishes and waxes wood surfaces. Cleans upholstered furniture and draperies.
- Sweeps, vacuums, and scrubs floors. Mops, strips, buffs seals, and waxes hard surface floors. Shampoos rugs and carpets. May need to temporarily move furniture or other items to perform or complete work.
- Disinfects sinks, toilet bowls, urinals, shower stalls, and drinking fountains. Unclogs toilets and sinks as needed or requested.
- Refills or replaces hand soap, toilet tissue, paper towels, and deodorizers when and as needed.
- Collects trash and recycling and move to designated areas. Replaces liners as required or when needed.
- Removes ash and debris from outdoor ashtrays. Sweeps or picks up trash from sidewalks and parking areas daily at specific facilities.
- Responsible for properly handling and disposing sharps, such as needles, syringes, lancets, or infusion sets, and other medical supplies inappropriately discarded by occupants or visitors.
- Collects and submits found property in accordance with the Lost and Found Policy issued by the Office of the County Administrator, Security Office.
- Observes facility conditions to identify trends or patterns. Adjusts type or frequency of custodial services and routines to maintain consistent and quality services.
- Monitors the inventory of supply closets to determine what supplies need to be replenished. Completes supply requests, pickup or receive deliveries of supplies, count quantities for accuracy, and neatly organize supplies in supply closet.
- Disengages alarm systems and unlock or open doors and windows as needed to complete assignments. Engages alarm systems and lock or close doors and windows after custodial assignments are completed or the area is appropriately and safely ventilated.
- Responsible for unlocking facility to open the building for operating hours and locking facility after operating hours daily at specific facilities.
