Job Summary

Sr. Maintenance Technician – responsible for ensuring the cleanliness, safety, appearance and functionality of the property’s buildings, grounds, amenities and common areas. Works on resident requests, preventative maintenance, make‑ready processes, vendor coordination and report documentation.

Essential Responsibilities

Complete resident service requests and repairs, including appliance repairs.

Execute the "make‑ready" process for vacant apartments, including inspection, punch list creation, vendor scheduling, material procurement, task completion and final inspection.

Access and retrieve materials, supplies, tools and equipment, track inventory, return unused items and notify supervisors about re‑orders.

Maintain accurate and timely documentation for service requests.

Assist in maintaining grounds, common areas and amenities: trash removal, pressure‑washing, general cleaning, curb and signage painting.

Support cost‑cutting and expense control by repairing parts when possible and using materials and tools efficiently.

Other Responsibilities

Comply with safety and risk‑management policies, attend routine safety meetings, complete required training on OSHA and report incidents promptly.

Inspect work performed by contractors and vendors to confirm quality standards and scope.

Assist in routine and periodic property inspections to identify safety and risk management issues and communicate concerns.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas.
Work indoors and outdoors in all weather conditions.
Push, pull, lift and carry weights up to twenty‑five pounds independently and fifty pounds with assistance.
Travel occasionally to support other properties, attend training or management meetings.
Work a flexible schedule, including evenings, weekends and holidays.

Required Licenses or Certifications

EPA Type 1 and Type II or Universal refrigerant recycling certifications (for Certified Service Technicians).
All state and local certifications required for the jurisdiction.
Valid driver’s license for golf‑cart operation if applicable.

Compensation

Hourly range: $27.00 – $30.00.

Additional Compensation

Corporate positions may receive quarterly or annual bonuses based on performance.
Onsite property positions may receive weekly, monthly, and/or quarterly bonus programs.
