The Maintenance Technician is responsible for the property's general condition in terms of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and rooms. This position is eligible for a $500 sign‑on bonus.

• Maintain general maintenance of the exterior and interior of the property building
• Complete work orders promptly, including on‑call requests
• Demonstrate the ability to resolve maintenance issues to prevent a recurrence
• Maintain inventory to ensure materials, supplies, and equipment are available on site
• Inspect and test machinery and maintenance equipment
• Maintain a clean and safe environment; report unsafe conditions to the supervisor and recommend corrective action
• Partner with external vendors, contractors, and other maintenance team members on special projects
• Perform other duties as assigned

• HVAC certification preferred
• Residential/apartment maintenance experience required
• General residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishing
• Must be able to work on‑call maintenance shifts

• Requires manual dexterity with normal hand/finger movement and coordination
• Must be able to lift, push, or pull 50 pounds at variable distances often
• This position involves climbing ladders at high levels for maintenance and exterior A/C repairs
• Must be physically able to climb ladders, bend, or crawl into confined, limited spaces
• Ability to occasionally lift, carry, position, or move heavy objects
• Ability to walk for long periods, including climbing flights of stairs in various weather conditions
