Position:Make Ready
The Make Ready is responsible for assisting in the maintenance processes of the property, including corrective, preventive, routine, emergency, and cosmetic maintenance. The Make Ready works under the supervision of the Maintenance Supervisor and Community Manager and assists with special projects as needed.
Responsibilities- Community maintenance
- Regular/daily onsite attendance is required
- Ensure make-ready units meet property standards before new residents move in, including repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems
- Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and make-ready units are completed
- Assist with scheduling and performance of maintenance/repair-related turn events
- Assist in daily exterior clean-up of the community (grounds, buildings, breezeways, common areas)
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs
- Inspect grounds, buildings, and community features to identify hazards and address liability concerns
- Maintain a preventative maintenance program to extend the life of the community and minimize future repairs
- Follow Asset key policy; maintain a well-organized maintenance shop and adhere to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices
- Participate in unit inspections as requested
- Monitor inventory of equipment and supplies as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, and make-ready status
- Assist with upkeep, maintenance, and cleaning of office, common areas, and model units
- Report observed violations of community rules to the Maintenance Supervisor and/or Community Manager
- Use property resources, equipment, and supplies efficiently
- Perform additional tasks requested by the Maintenance Supervisor and Community Manager
- Customer and Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness
- Contribute to a positive image of the community to achieve property objectives
- Ensure consistency in dealing with residents on all matters
- Enforce policies delegated by the supervisor
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regularly move about to accomplish tasks and travel between worksites
- Climb ladders, stairs, ramps, and step stools; move in various environments including tight spaces
- Lift and move objects 100+ lbs; operate machinery, tools, and vehicles; work in varying weather and potentially hazardous conditions
- Work overtime, weekends, and on-call property emergencies as needed
- Must have reliable transportation due to on-call requirement

Salary Range: $16 per hour to $20 per hour
