Building Maintenance Technician II
This direct hire Building Maintenance Technician II role focuses on preventative and corrective maintenance of all building systems within a large, state-of-the-art headquarters and sports training complex. You will take ownership of mechanical equipment and facility infrastructure, support contract procurement and vendor oversight, and assist with event operations. The position serves as a primary responder to building emergencies such as power outages, plumbing leaks, fire alarms, and security issues.
Core hours are 8:00 a.m. to 4:00 p.m., with some on-call, weekend, and holiday work required, including one week per month of after-hours support (virtual and/or onsite).
Responsibilities
- Monitor, troubleshoot, and resolve issues within the Building Automation System, including alarms, communication errors, and equipment malfunctions, and coordinate with specialized vendors until problems are fully resolved.
- Perform routine preventative maintenance and troubleshoot, diagnose, and facilitate repairs on all building systems and equipment.
- Assess, service, and repair a wide range of commercial kitchen equipment, including ovens, fryers, refrigerators, freezers, ice machines, dishwashers, and food preparation equipment.
- Diagnose and repair plumbing issues, including leaks, clogs, and faulty fixtures; replace faucets, toilets, and other plumbing components as needed.
- Troubleshoot and repair electrical circuits; replace outlets, switches, light fixtures, and ballasts; and perform minor wiring modifications in compliance with electrical codes and safety standards.
- Maintain hydrotherapy pools by testing water quality, maintaining chemical balance, cleaning equipment, and performing preventative maintenance on pumping and filtration systems.
- Perform general carpentry work, including repairs to doors and door hardware, cabinets, and furniture.
- Prepare surfaces and apply paint; perform touch-ups to maintain the aesthetic and protective integrity of walls, ceilings, and other surfaces.
- Patch holes, repair cracks, and finish drywall surfaces to a professional standard.
- Support fire suppression systems through annual inspections and monthly churn testing as required.
- Perform HVAC-related tasks such as annual filter changes and cleaning to ensure efficient system operation.
- Maintain accurate records of all maintenance activities, repairs, inspections, and equipment history using a Computerized Maintenance Management System (CMMS).
- Conduct daily inspections of the entire facility for faults, including cosmetic issues, and take initiative to repair, replace, or recommend appropriate corrective actions.
- Assist in developing the annual repair and maintenance budget, including capital improvement programs, and track expenses to provide monthly reconciliations and budget status updates to management.
- Support long-term facility planning by contributing to a ten-year plan for facility equipment and infrastructure needs.
- Assist in the development and ongoing maintenance of the facility's Emergency Action Plan, helping ensure safety readiness.
- Support the procurement process for building maintenance contracts and service projects, including gathering quotes and coordinating approvals.
- Research and develop a comprehensive list of qualified vendors for maintenance and construction projects to ensure a reliable vendor network.
- Coordinate ongoing vendor relationships, including scheduling services, monitoring performance, and driving continuous improvement in service quality.
- Oversee capital projects from start to finish, including on-site supervision of subcontractors to ensure quality workmanship and adherence to timelines and specifications.
- Prepare and submit legal requests and finalize vendor contracts for general repair and service agreements.
- Assist with future sustainability and greening initiatives by supporting energy-efficient and environmentally conscious improvements.
- Stay current on best practices and procedures in building maintenance and facility improvements, and apply these to daily operations.
- Establish and track operational metrics focused on continuous improvement across all areas of responsibility.
- Complete general handy-person projects as needed throughout the facility.
- Set up orders with supply houses and manage ordering of building maintenance supplies, tools, and equipment.
- Assist with inventory management of all equipment on the property to ensure accurate records and availability of critical assets.
- Provide initial approval for invoices related to building services and purchases, ensuring accuracy and alignment with budget.
- Oversee document and data retention for service and construction contracts, building drawings, insurance certificates, warranties, and instruction manuals.
- Work independently on assigned preventative maintenance and repair tasks while effectively collaborating with other technicians and staff on larger projects and shared responsibilities.
