Role OverviewAs the Service Technician, you’ll assist with the oversight of the physical assets, general maintenance repairs, apartment make‑readies, preventive maintenance, and construction or rehabilitation projects for the property. You will maintain an adequate inventory of supplies for repairs, demonstrate a strong commitment to the service needs of internal and external customers, and represent the company in a professional and courteous manner.
Key Responsibilities- Use industry‑specific technology to establish priorities and respond to service requests, monitoring completion within company standards.
- Complete maintenance requests, replacements, and upkeep within company standards, including exterior grounds and common areas, HVAC and appliance repairs, and assist with make‑readies as needed.
- Identify and correct hazardous community conditions, reporting hazards to the Community Manager and Service Manager.
- Ensure preventive maintenance programs are implemented, followed, and documented per BH program guidelines.
- Maintain the security of all property‑issued tools.
- Post notices to vacate and other community communications, if applicable.
- Work with the office team and/or Service Manager to schedule weekly apartment make‑ready, ensuring all repairs, replacements, and cleaning are completed to make apartments move‑in ready.
- Assist with determining supply and equipment needs.
- Oversee maintenance operations and staff in the absence of the Service Manager.
- Share on‑call responsibilities, including inclement weather conditions, with the maintenance team.
- Respond to resident requests per company standards.
- Understand and comply with Occupational Safety & Health Administration (OSHA) and all other safety requirements; possess knowledge of federal, state, and local code and internal policies.
- Other duties as assigned.
- Minimum of three years of progressive maintenance and safety experience.
- Intermediate computer skills, including industry‑specific technology required to perform job functions.
- Ability to perform manual, task‑oriented work under minimal supervision and prioritize tasks.
- High School diploma is a plus.

Certifications:
Must possess upon selection or obtain within an established timeframe: EPA Core, Type I‑Appliances, Type II‑HVAC certification. - Required to provide own industry‑specific hand tools.
- Lifting up to 50 pounds.
- Full range of motion with upper and lower body; continual movement including standing, walking, bending, stooping, crawling, and climbing stairs.
- Ability to work with both hands for frequent grasping and manipulation.
- Push or pull items and reach overhead.
- Operation of a motor vehicle onsite, if applicable.
- Exposure to all weather conditions.
