- Perform day‑to‑day activities without direct supervision from the Site Manager.
- Communicate effectively with the Site Manager to achieve efficient property operation objectives.
- Promote good public relations with residents, coworkers, company staff, and service providers through a positive attitude and resident trust.
- Contribute to a culture of delivering the highest level of service to internal and external customers while adhering to CMI’s values.
- Maintenance and Operations
- Ensure all service requests are completed timely, prioritizing health and safety requests first.
- Diagnose and perform minor and routine maintenance/repair in a professional manner.
- Accurately document work on the service request form.
- Identify potential issues and liabilities; communicate findings with the Community Manager for proactive maintenance.
- Assist in keeping grounds neat and free of litter.
- Flex work schedule to accommodate after‑hour and weekend emergencies promptly.
- Perform regular site inspections of exterior and interior to ensure compliance with regulations and standards.
- Assist the Site Manager in identifying capital improvement projects and ongoing maintenance needs.
- Accompany the Site Manager during interior unit inspections to check for maintenance issues, replace HVAC filters, and verify safety equipment (smoke detectors, fire extinguishers, firestops, etc.).
- Maintain responsibility for the CMI‑provided maintenance tablet, iPhone, and key(s) to the site(s).
- Order materials, supplies, parts, and equipment in coordination with the Site Manager while observing the site’s annual budget.
- Maintain shop appearance to standards for quick assessment of supply inventory.
- Assess vacant units and restore them to make‑ready condition, coordinating status with the Site Manager.
- Monitor independent contractors to ensure work is completed as directed.
- Assess all physical aspects of the site on a routine basis, including HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways.
- Additional Responsibilities
- Complete special projects as assigned.
- General maintenance experience, including appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting.
- Ability to analyze and troubleshoot maintenance issues and repairs.
- Comprehensive knowledge of Fair Housing Laws; completion of required courses prior to start date and annually thereafter.
- Eagerness to learn new skills and attend available training opportunities.
- Physical ability to perform maintenance duties as required.
- A proven track record of at least three years of relevant maintenance experience, including repairs, replacements, analysis, and troubleshooting. Experience in residential housing is a plus.
- Physical effort involving walking, performing inspections, lifting heavy objects, using ladders, and working at/above ground level; may require stooping, stretching, or standing for extended periods.
- Position is based at assigned site(s). Travel is by automobile and may be required for local trips to obtain equipment, emergency parts, or tools.
- Some duties may require working on-site at various locations and traveling for professional training opportunities.
- Samsung maintenance tablet and iPhone for emergency maintenance calls and work meetings.
