Overview

We seek a Facilities Manager to ensure the safe, reliable, and efficient operation of our highly automated third‑party logistics distribution center in Lancaster, TX.

Responsibilities
  • Facility Operations
    • Manage day‑to‑day maintenance and operation of warehouse, office areas, grounds, utilities, and building systems.
    • Ensure safe and efficient operation of HVAC, electrical distribution, plumbing, compressed air, lighting, dock equipment, fire protection, security, and backup power.
    • Maintain refrigeration and HVAC systems per precise customer requirements.
    • Lead Integrated Pest Management and full building sanitation procedures.
    • Develop and maintain preventive and predictive maintenance schedules using the company CMMS.
    • Prioritize maintenance work based on operational impact, equipment criticality, and customer requirements.
  • Automated Material Handling Systems
    • Partner with on‑site leaders and engineers to maintain maximum uptime of automated warehouse systems.
    • Oversee conveyor systems, automated sortation, bagging, storage, robotic palletizing, packaging systems, stretch wrappers, print–and–apply labeling systems, and Automated Guided Vehicles (AGVs).
    • Coordinate troubleshooting, repairs, and continuous system improvements with service providers and controls engineers.
  • Safety & Regulatory Compliance
    • Maintain compliance with OSHA, NFPA, local fire codes, environmental regulations, LOTO, machine guarding, powered industrial truck standards, and emergency preparedness.
    • Coordinate all required inspections, testing, certifications, and documentation.
    • Participate in site security management.
  • Maintenance & Reliability
    • Lead preventive, predictive, and corrective maintenance programs.
    • Monitor equipment performance through CMMS and reliability metrics.
    • Perform root cause analysis following equipment failures.
    • Recommend improvements to increase reliability and reduce downtime.
    • Maintain appropriate inventories of critical spare parts.
  • Budget & Capital Planning
    • Partner to manage the annual maintenance and facilities budget.
    • Monitor expenditures and identify cost‑saving opportunities.
    • Assist in preparing capital requests for facility improvements and equipment replacements.
    • Manage facility improvement projects from planning through completion.
  • Contractor & Vendor Management
    • Manage relationships with maintenance contractors, automation vendors, electricians, HVAC providers, security vendors, pest control providers, and fire protection contractors.
    • Coordinate scheduled maintenance with warehouse operations to minimize operational disruption.
    • Review proposals, negotiate pricing, approve completed work, and monitor vendor performance against service expectations.
  • Maintain an “On‑Call” presence, responding quickly to emergencies during and beyond scheduled shifts.
Qualifications
  • Bachelor’s degree in Engineering, Facilities Management, Industrial Technology, or a related field; or equivalent combination of education, certifications, and experience.
  • 5–7 years of progressive facilities or maintenance leadership experience.
  • Experience supporting automated distribution centers, manufacturing facilities, or modern logistics operations.
  • Strong written and oral communication skills with attention to detail.
  • Experience managing contractors and maintenance vendors in electrical, woodwork, HVAC, roofing, and paving.
  • Experience with robotics or automated warehouse systems is a plus.
  • Proficient with CMMS systems and Microsoft Office (intermediate Excel).
  • Physical ability to lift 50lb and work at heights of 50ft.
