Position Summary: We are seeking an experienced and dependable Maintenance Technician II to join our team at Simpson Midtown/Simpson Gardens I&II, a senior living community dedicated to providing safe, comfortable, and enriching environments for our residents. This position requires a skilled technician with a minimum of 5 years of hands-on maintenance experience and proficiency in Microsoft Office for documentation and reporting.
The ideal candidate is proactive, customer-focused, and committed to maintaining the integrity and safety of our facilities.
Essential Duties
- Perform routine and preventive maintenance on building systems, equipment, and infrastructure (HVAC, electrical, plumbing, carpentry, painting, etc.).
- Respond promptly to maintenance work orders and emergency repair requests in resident units and common areas.
- Ensure compliance with safety and regulatory standards in all maintenance operations.
- Maintain accurate records of maintenance activities, work orders, and inspections using Microsoft Office tools (Excel, Word, Outlook).
- Conduct regular inspections of the facility to identify and resolve potential issues before they become problems.
- Coordinate with external vendors and contractors as needed for specialized repairs or projects.
- Assist in setting up and breaking down rooms or areas for special events and activities.
- Communicate effectively with residents and staff, demonstrating respect, patience, and professionalism.
- Participate in an on-call rotation for after-hours maintenance emergencies.
- Other duties as assigned.
Core Competencies - Maintenance Technician II (Senior Living)
1. Technical Proficiency
- Skilled in HVAC, electrical, plumbing, carpentry, and general building maintenance.
- Ability to safely operate hand and power tools, diagnostic equipment, and building systems.
- Proficient in reading and interpreting blueprints, schematics, and technical manuals.
- Knowledge of OSHA, ADA, and other relevant safety and building codes.
- Maintains a safe work environment and promptly addresses potential hazards.
- Performs regular inspections to ensure compliance with safety and regulatory standards.
- Demonstrates ability to develop, follow, and document preventive maintenance schedules.
- Quickly and effectively responds to maintenance requests and resolves issues with minimal disruption to residents.
- Demonstrates compassion, patience, and professionalism when interacting with residents and staff.
- Responds to service calls with a sense of urgency and respect for the senior living environment.
- Understands the unique needs of older adults and prioritizes comfort and safety.
- Diagnoses maintenance issues accurately and implements effective solutions.
- Uses sound judgment to determine when to escalate issues or call in specialized vendors.
- Communicates clearly and respectfully with residents, coworkers, supervisors, and external contractors.
