** Maintenance Technician**## ##
** Job Summary
** Provide general building maintenance and repair services supporting facility operations through lighting maintenance, minor repairs, tenant services, and equipment assistance. Ensure safe, functional facility environment while maintaining accurate work records and supporting operational team objectives.## ##
** Key Responsibilities
**** Building Maintenance & Repairs
*** Maintain lighting systems including bulb replacement and ballast changes
* Perform minor plumbing repairs and general office maintenance including furniture installation and repairs
* Complete painting, locksmith work, and special cleaning tasks as assigned
* Assist operations team with building equipment maintenance and repair activities## ## Working Conditions Commercial building environment with regular exposure to moving mechanical parts, heavy equipment, and varying weather conditions. Work involves mechanical/equipment rooms, outdoor areas, and potential exposure to fumes, electrical shock risk, and loud noise levels. Position requires flexibility for various maintenance tasks and tenant support activities.
** Specialized Knowledge
*** Understanding of hazardous materials handling and disposal procedures
* Basic knowledge of HVAC systems and mechanical equipment
* Experience with office furniture installation and configuration
* Familiarity with electrical systems and minor electrical repairs##
** Preferred Qualifications
**** Advanced Skills & Experience
*** Experience with commercial building maintenance and facility operations
* Knowledge of painting techniques, locksmith procedures, and furniture systems
* Background in landscaping or grounds maintenance
* Previous experience with Maximo or similar CMMS systems
** Core Competencies
*** Regular and predictable attendance to support team and client needs
* Strong organizational skills with attention to detail for record keeping
* Ability to work independently and follow safety protocols
* Customer service orientation for tenant interactions and support
** Physical Requirements
*** Ability to lift and move up to 50 pounds regularly, occasionally up to 100 pounds
* Capability to stand, walk, reach, stoop, kneel, crouch, and crawl regularly
* Good vision abilities including close vision, color vision, and depth perception
* Ability to work in various environments including mechanical rooms, outdoors, and extreme weather
* Understanding of minor plumbing repairs and general building maintenance
* Ability to operate basic hand tools and maintenance equipment
* Familiarity with CMMS systems (Maximo preferred)

** Required Qualifications
**** Education & Experience
*** High school diploma or equivalent
* 1-2 years general maintenance or facilities experience preferred
* Basic knowledge of building systems, tools, and maintenance procedures
** Safety & Documentation
*** Comply with policies for safe storage, usage, and disposal of hazardous materials
* Attend safety training and maintain compliance with safety policies
* Maintain clean and safe work environment with organized record keeping
* Document completed work in neat and organized manner
** Facility Support & Operations
*** Move office furniture, machinery, equipment, and materials as requested
* Perform minor lawn and grounds maintenance for site exterior areas
* Handle tenant service requests and provide general facility support
* Set up Maximo routes and perform data entry for work order management
