Job Description SummaryThe Maintenance Technician provides support and is accountable for delivering on our commitments to residents, including quality move‑ins, residential satisfaction, expedited service, and personal attention to the resident. The technician responds to residents' service needs and helps deliver superior customer service.
ESSENTIAL JOB DUTIES- Prepares make‑ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary tasks to provide residents with a quality move‑in experience.
- Responds to resident requests promptly and with a professional attitude.
- Maintains knowledge of maintenance functions such as plumbing, HVAC, basic electrical, general carpentry, painting, and snow removal (if applicable).
- Maintains grounds, pools/hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe for residents.
- On‑call scheduling may be required to respond to after‑hour emergencies.
- Reports maintenance concerns in vacant units, models, and common areas to the Maintenance Supervisor.
- Performs maintenance as scheduled by the Maintenance Supervisor.
- Knowledgeable of state, local, and federal fair housing laws.
- Attends and participates in training programs as required by Cushman & Wakefield.
- Performs all duties assigned in a timely manner.
- Delivers superior customer service and represents the company professionally at all times.
- Adheres to uniform and professional appearance standards.
- Maintains all safety procedures and safeguards company tools and equipment.
- Achieves high productivity through reliable and punctual on‑site attendance, reporting any tardiness or attendance issues to the immediate supervisor.
- Performs any other related duties as required or assigned.
- Valid driver's license and EPA 608 – Minimum Type II and CPO or local city required certificate.
- Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions.
- Ability to compute rates, ratios, and percentages and prepare and interpret bar graphs.
- Ability to solve problems involving several known variables in routine situations.
- Ability to apply common sense in following written, oral, or diagrammed instructions.
- Ability to perform basic mathematical operations in all units of measure.
- Ability to write routine reports and correspondence.
- Follow all safety procedures.
- High School Diploma, GED, Trade, Technical, or Vocational school.
- 1+ years of related experience.
This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required between properties in varying weather conditions.
PHYSICAL DEMANDSThe physical demands include standing and walking for extended periods, ascending and descending staircases, ladders, and step stools, and traveling outside between buildings. Duties may also require remaining in a stationary position (sit or stand) 85% of the time. The employee must be able to exert up to 100 pounds occasionally or frequently and may travel up to 10% of the time, with varying frequency and duration.

Compensation and BenefitsThe compensation for the position is: $19.55 – $23.00 per hour.
