Job Description SummaryThis position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Completes assigned work orders generated from resident service requests and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Completes the make‑ready process for vacant apartments, including pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
- Completes documentation and paperwork on time, accurately, and completely so that service requests can be properly documented and tracked.
- Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense control by fixing parts when possible, avoiding wasteful use of materials, and practicing proper use of tools and equipment.
- Complies with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- May inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Occasional travel may be required to assist other properties, attend training, or meet business needs.
- Work a flexible schedule, including call shifts during evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications required by State and Local jurisdictions (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property where applicable.
The hourly range for this position is $19.59–$21.00.
Additional Compensation- Corporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
