Job Title:
The Porter
The Porter provides a customer‑centric focus to the care and maintenance of outdoor features of a residential property, including landscaping of planting beds, lawn care, snow and ice removal from hard surfaces, and trash removal. The Porter is also responsible for the general cleanliness and upkeep of common area facilities, including but not limited to the pool and spa, club room, public restrooms, laundry rooms, parking areas, and exterior building lights.
The Porter may assist others with general maintenance needs of the property, cleaning and moving services as needed, always focused on professional services for residents.

- Maintain the physical condition of the property per The Scion Group’s Standard Operating Procedures, OSHA, and industry standards, performing physically demanding work to minimize liability concerns.
- Remove trash and debris from common areas continuously.
- Sweep and remove debris from curbs, parking areas, walkways, and stairways on schedule.
- Maintain and repair loose stairwell treads.
- Maintain and repair exterior lighting by replacing burned‑out bulbs and reporting inventory to supervisor.
- Mow all lawn areas and remove clippings as scheduled.
- Rake and remove leaves and other debris from landscaped areas.
- Apply weed and feed to lawn areas on schedule; top‑seed and water as needed.
- Install seasonal plantings, replacement shrubs and trees, decorative rock, and water features.
- Trim and prune trees and shrubs as directed.
- Maintain, adjust, and repair irrigation systems and fountains as needed.
- Clean pool and spa per manufacturer specifications and code compliance.
- Perform routine maintenance and repairs to pool equipment as directed.
- Know emergency procedures, including location and operation of water and gas shut‑off valves, sewer cleanouts, and fuse panels.
- Promote safety awareness to limit property loss or damage and reduce injury to residents and visitors.
- Adhere to all property policies and procedures.
- Keep drainage grills clear of leaves.
- Pressure‑wash sidewalks, buildings, pool decks, etc.
- Assist in snow removal as required.
- Present the property uniformly with a professional appearance and attitude.
The responsibilities listed above are not exhaustive.
Qualifications- High School/GED or Trade School diploma and one year of full‑time experience in lawn or grounds maintenance, or an equivalent combination of education and experience.
- Efficient at reading instructions and documenting labor and materials.
- Certified Pool Operator (CPO) preferred.
- Record of punctuality and dependability, ability to work under pressure of deadlines, and flexibility to accommodate after‑hour and weekend emergencies.
- Demonstrates sensitivity and understanding of a diverse population of residents and employees, following the company’s non‑harassment and inclusion policies.
- Possession of a valid driver’s license.
