Make Ready Technician/Porter

Position responsible for addressing an array of apartment and property duties as specified by the maintenance supervisor and/or property manager. The role ensures meticulous upkeep of grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas to maximize the property’s marketing appeal and customer satisfaction. Primary responsibility is to ensure that all vacated apartments are thoroughly restored to “market ready” status in a timely manner.

• Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and always interact courteously and professionally with current and potential residents
• Remove trash and other debris from office areas and apartment community perimeter daily
• Inspect vacated apartments and complete checklists regarding make‑ready
• Perform assigned tasks in a friendly, cooperative, and timely manner
• Clean available apartments and/or model homes and common areas of the community, as directed
• Assist with painting duties when requested; transfer paint from storage areas to apartment units when painting is scheduled
• Lend assistance during trash‑out of apartment, e.g., moving heavy or bulky items to the dumpster
• Replace locks when requested, in a timely manner; make new keys when requested
• Address property maintenance concerns related to inclement weather or conditions (e.g., snow removal, windstorm, flooding, etc.)
• Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties
• Assist management team with other various tasks as required
• Learn and comply with all company, local, state, and federal rules, and regulations
• Safely operate all maintenance tools, equipment and machinery including golf carts
• Perform tasks described above without seeking outside contractor assistance
• Communicate professionally and clearly with residents, co‑workers, and senior management
• Contribute to and foster a team approach to serving residents and maintaining a successful community
• Comply with all company national standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
• Perform other duties as assigned

• High school diploma or equivalent is preferred

• Ability to read, write and understand English
• Ability to use a computer
• Excellent customer service and interpersonal skills with the ability to relate to others
• Strong organizational and time‑management skills
• Ability to multi‑task
• Ability to cope with and defuse situations involving angry or difficult people
• Ability to maintain confidentiality
• Must maintain professional appearance and comply with prescribed uniform policy
• Must maintain a valid driver’s license with a clean driving record and current auto insurance
• Must comply with all safety requirements
• Ability to shovel snow, apply ice melt, and operate a commercial snow blower
• Ability to communicate in a professional manner
• Ability to handle conflict with residents
• Ability to prioritize and meet deadlines
• Ability to use discretion and maintain confidentiality
