Heritage Hill is looking for a proven maintenance leader to run operations for one of our St. Louis apartment communities.

This is Level 3 of our five-stage Maintenance Career Path - built for someone with strong hands-on HVAC and general maintenance experience who has led a crew and is ready to take greater ownership of the people, priorities, budget, and performance of a maintenance operation.

• $62,000-$76,000/year base pay, based on experience

• Lead, coach and develop a team of maintenance technicians
• Oversee HVAC, plumbing, general repair and light electrical work
• Own the property's maintenance budget, including spend, repair-vs.
  
  -replace decisions and variances
• Plan unit turns, preventive maintenance and projects beyond the day's work orders
• Keep make-ready, service request and training systems current
• Partner with Property Management and leadership on capital projects, vendors and property priorities
• Step in hands-on when your team needs you

• 5-7+ years of hands-on HVAC, general maintenance or skilled-trades experience
• Previous experience leading and developing a maintenance or skilled-trades team
• HVAC/EPA 608 certification preferred, or willingness to obtain
• Experience managing budgets, costs and/or repair-vs.

• Familiarity with Yardi, App Folio, Real Page or similar work-order systems is a plus
• Strong communication skills and comfort working in occupied resident homes
• A leader who can coach others and welcomes coaching themselves - ongoing, two-way feedback is part of how we operate
• Ability to meet the physical demands of the role, including regularly walking the property, climbing ladders and lifting/carrying up to 50 lbs.
• Must pass a background check
