- Maintain and oversee inspection and maintenance of facility grounds and non-production facility systems (mechanical, electrical, plumbing, HVAC) to ensure optimal operating results.
- Oversee facility operations, landscaping services, facilitate office moves, and manage janitorial duties in compliance with Modula standards and all governing regulations.
- Ensure consistent maintenance and repair methods for all building components; perform daily, weekly, and monthly building inspections with attention to detail.
- Coordinate routine maintenance including painting, carpentry, plumbing, equipment, seating, and related building components.
- Address safety and security issues; ensure emergency systems are operational through in-house inspections and vendor contracts.
- Supervise janitorial/cleaning service provider and ensure compliance with contract and Modula cleaning standards.
- Follow safe use instructions for all chemicals/ cleaning materials.
- Suggest cost-saving ideas and new, innovative ways to provide more effective services.
- Maintain a keys inventory and distribute as needed.
- Provide written reports documenting facilities operations as assigned by manager.
- Review vendor billing and purchase orders; assist with contracts with various vendors as assigned by manager.
- Oversee vendor activities for repairs and maintenance; monitor progress to ensure quality of work.
- Manage special projects with or without outside vendors (furniture, vending/coffee equipment, plumbing, electrical, HVAC, cleaning, waste management, pest control, construction, landscaping, offsite record storage, etc.).
- Perform other duties as assigned.

- Minimum of three (3) years of related facilities management experience preferred
- Minimum education of a high school diploma (or equivalent) required; a combination of education and experience can be considered
- Functional and practical computer proficiency with Office 365 applications is required
- Knowledge of technical building operations, basic mechanical systems, building maintenance, repair, construction, materials, equipment, and facilities management best practices is essential
- Working knowledge of electrical, mechanical and HVAC systems highly preferred
