Overview

Position:
Maintenance Supervisor (Full‑Time).

Location:

Lexington, Kentucky.

Ackermann Group is a long‑standing real estate development and property management company. We seek a Maintenance Supervisor to collaborate with the Community Manager and oversee day‑to‑day community needs, maintain the campus, and manage mechanical and structural repairs.

Responsibilities
  • Physical, supervisory, and administrative activities related to interior and exterior building and grounds maintenance.
  • Ensuring unit make‑ready schedule meets expectations.
  • Managing maintenance related supplies, inventory, and budget.
  • Snow removal.
  • Responding to periodic after‑hours “emergency” maintenance requests.
  • Ensuring timely completion of all service requests.
  • Ensuring all community amenities are always market ready.
  • Leveraging Ackermann technology and software to document, manage and report on maintenance activities and budget.
  • Negotiating rates and maintaining positive relationships with local service providers and vendors.
  • Participating in the hiring process.
  • Coordinating the execution of the property’s preventive maintenance plan.
  • Performing specialist‑level troubleshooting and repairs across plumbing, electrical, carpentry, appliance repair, HVAC, and painting.
  • Directing routine meetings with team members.
  • Taking responsibility for other work‑related tasks as assigned by the Community Manager.
  • Participating in the planning and execution of capital improvement projects.
Qualifications
  • Full‑time availability:
    Monday – Friday, 8:00 am – 5:00 pm with emergency on‑call rotation.
  • 3+ years of related experience with broad knowledge of general maintenance; supervisory experience required.
  • EPA Type I & II certification required.
  • Preferred certifications: CPO and CAMT, Aquatherm system experience.
  • Experience with Microsoft Outlook and Office products.
  • Exceptional attention to detail.
  • Positive, team‑oriented attitude.
  • Valid driver’s license with proof of insurance and reliable transportation.
  • High school diploma or equivalent.
