Job Summary
Working in an advanced capacity in a dynamic multi-tenant Life Science building and reporting to the Facility Manager, the successful candidate will coordinate and/or perform preventive maintenance and corrective repairs of utility systems, equipment, and grounds. Working under limited supervision, the candidate monitors building system operations and performance with complete oversight of the building automation system, supervises custodial staff, contractors, and employees as designated, and provides best‑in‑class customer service.
50.00 per hour.
- Complies with all applicable codes, regulations, and corporate policies/procedures related to building operations and work safety.
- Manages a computer‑based maintenance management system.
- Performs assigned corrective work orders and preventive maintenance.
- Conducts grounds‑keeping activities including, but not limited to, snow removal (grounds, halls, loading docks, etc.).
- Manages and coordinates third‑party quotes, repairs, and service maintenance.
- Responds to client and/or tenant requests for HVAC, plumbing, electrical, wastewater, and construction needs.
- Analyzes mechanical and operational problems of assigned equipment and plans for and takes corrective action.
- Manages record‑keeping activities as required.
- Performs other tasks as directed.
- Preferred:
Bachelor’s Degree in Mechanical Engineering, Facilities Engineering, or related field. - Relevant experience and knowledge of building management control systems (e.g., Johnson Controls, Tridium, Siemens, etc.).
- OSHA 10 Certification.
- Strong knowledge of Building Management System (BMS) platforms desirable.
- Strong knowledge of air handling, heating, and exhaust systems desirable.
- Ability to work independently.
- Clear and positive communication skills with owners, tenants, vendors, and customers.
- Ability to read building codes, blueprints, and drawings.
- Demonstrated computer competencies.
- Current and valid driver’s license.
- Availability for a 24/7 on‑call schedule required.
- Small‑to‑large office environment.
- Fast‑paced work environment.
- Moderate noise level.
- Exposure to a combination of normal office and shop environments.
- Regular exposure to dust, odors, oil, fumes, cleaning products, and noise.
The employee is occasionally required to perform repetitive movements: stand, walk, sit, handle or feel objects, tools or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear. The employee may occasionally lift and/or move up to 50 pounds of office and facilities equipment (cleaning products, tools and ladders) and trash and must safely use equipment provided.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Climbing a ladder to perform repairs is also required.
