Job Description
The Facility Maintenance Supervisor is responsible for leading, coordinating, and supervising a team of maintenance technicians to ensure facilities are maintained in a safe, efficient, and client-focused manner. This role oversees daily maintenance operations, ensures compliance with ABM standards and client regulations, and serves as a point of contact for client communication and service delivery.
Pay$32.00 – $36.00 per hour. The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant's experience, skills, abilities, geographic location, and alignment with market data.

Responsibilities Leadership & Team Management- Supervise, lead, and support a team of facility maintenance technicians in daily operations
- Assign work orders, schedule tasks, and prioritize maintenance activities to meet operational and client needs
- Provide on-the-job training, coaching, and performance feedback to team members
- Ensure technicians follow ABM policies and safety procedures
- Monitor productivity, workmanship quality, attendance, and compliance with established standards
- Participate in hiring, onboarding, and employee development initiatives
- Oversee routine inspections, preventative maintenance, and corrective repairs of facilities
- Ensure proper maintenance of HVAC, plumbing, electrical, lighting, and general building systems
- Respond to and coordinate emergency maintenance situations as required
- Conduct quality inspections to verify completed work meets ABM and client expectations
- Support facility upgrades, capital projects, and special assignments
- Serve as a point of contact for the client
- Communicate service expectations, maintenance schedules, and work status to clients in a professional manner
- Address and resolve client concerns, service issues, and escalations in a timely manner
- Ensure service delivery meets contractual obligations, service level agreements (SLAs), and ABM performance standards
- Represent ABM professionally in meetings, walkthroughs, and client interactions
- Ensure compliance with OSHA and ABM safety policies
- Conduct safety meetings, toolbox talks, and job hazard assessments
- Maintain accurate documentation, work orders, reports, and incident records using ABM systems
- Identify maintenance trends, risks, and improvement opportunities and report to management
- Perform additional duties, responsibilities, or special projects as assigned by ABM management to support operational needs and client requirements
- Provide coverage for team members during absences or peak operational periods
- Assist with audits, inspections, emergency response, and operational readiness activities as required
- Support cross-functional teams and collaborate with other ABM service lines when needed
- Adapt to changing operational priorities, schedules, and client needs in a fast-paced environment
- High school diploma or equivalent required; technical or trade certification preferred
- Minimum of 3–5 years of facility or building maintenance experience, including supervisory or lead experience
- Maintenance background with working knowledge of HVAC, mechanical, and electrical systems
- Familiarity with CMMS and reporting systems (Maximo preferred)
- Basic computer proficiency (Microsoft Office Suite required)
- Proven ability to lead teams in a fast-paced environment
- Excellent communication, organizational, and problem-solving skills
