Maintenance Supervisor
Full Time | Lincoln, NE, US
Salary Range: $30.00 to $32.00 Hourly
Position SummaryThe Maintenance Supervisor is responsible for the day‑to‑day maintenance operations of an assigned property and ensures that the overall physical aspects of the property meet the Company’s established standards and any applicable laws. Duties include quality control, purchasing and supply management, budgeting, risk management, and personnel administration.
Key Responsibilities- Coordinate day‑to‑day operations of the property.
- Assist the Community Manager with interviewing and hiring maintenance staff.
- Direct and supervise the maintenance team, including planning schedules, assigning tasks, monitoring progress, reviewing work for timeliness and accuracy, and appraising performance.
- Consult with the Community Manager to determine and implement performance actions such as raises, promotions, discipline, and terminations.
- Schedule, monitor, and perform semi‑annual preventative maintenance and apartment turn‑over processes.
- Lead on‑site staff and diagnose and repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, appliances, and related areas.
- Respond promptly and professionally to resident maintenance requests.
- Inspect apartments before and after move‑in and move‑out, and conduct regular property inspections to maintain cleanliness and identify problems.
- Ensure daily inspection of swimming pool and fitness areas.
- Inspects buildings and grounds for safety and cleanliness, alerting the maintenance team to needed repairs.
- Manage vendor selection and relationships to ensure quality performance.
- Obtain bids from outside contractors and oversee contractor work for completeness.
- Purchase maintenance supplies while controlling expense and ensuring competitive bidding.
- Review, prepare, and submit property invoices accurately and in accordance with established guidelines.
- Communicate with the Community Manager regarding overall maintenance functions.
- Provide excellent customer service to prospective and current residents and promote a quality living experience.
- High School diploma or equivalent.
- Minimum 3 years of experience in property management maintenance, building maintenance, or related trade.
- Strong written and verbal communication skills.
- Ability to read, write, and comprehend English.
- Proficiency in personal computer use, Microsoft Word, Excel, and property tracking systems.
- Basic proficiency in general office equipment.
- Excellent customer service and interpersonal skills.
- Strong organizational and time‑management skills.
- Basic mathematical ability.
- Knowledge of federal fair housing laws and local housing provisions.
- Ability to multitask, make quick decisions, analyze and resolve problems, and cope with difficult people.
- Negotiation, delegation, and team‑management skills.
- Interviewing, training, and performance‑goal setting abilities.
- Consistent deadline management and flexibility.
- Confidentiality, adaptability, and maintenance‑equipment handling.
- Valid driver’s license and automobile insurance.
- Current driver’s license and automobile insurance.
- EPA Certification, Type I and II.
- CPO Certification (pool).
- HVAC Certification.
- Additional licenses or certifications as required by state law.
- Maintain professional appearance and comply with the uniform policy.
- Comply with all safety regulations, including the use of back brace, safety goggles, and gloves when appropriate.
- Work a regular and consistent schedule; overtime may be required.
- Work weekends, non‑traditional holidays, on‑call, and when needed due to staffing shortages.
- Always reachable by phone or pager during approved time off.
- Willingness to participate in social media content creation as needed.
- Travel may be required.
- Sign‑on bonus will be paid after successful completion of the probationary period.
- Standing, walking, and/or sitting for extended periods.
- Frequent climbing, reaching, and hand/finger use.
