Maintenance Manager – Tailwind Group, Inc.

Tailwind Group is a leading owner and manager of off‑campus student housing. The Maintenance Manager is the eyes and ears of the property’s daily performance, maintaining and enhancing the value of a well‑run property while providing excellent customer service to residents.
Responsibilities- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Review, assign, and follow‑up on open work orders to ensure they are completed and accepted within company guidelines.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after‑hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
- Assist with employee recruitment, interviewing, selection, and adherence to company core values.
- Three or more years of experience in building maintenance – student housing experience is a plus.
- One or more years of supervisory experience preferred.
- Knowledge and experience with HVAC and appliance repair.
- Working knowledge of pool service and maintenance; certified or open to becoming a Certified Pool Operator.
- Experience with Entrata software preferred.
- Ability to lift up to 50 lbs and stand, lift, and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Self‑motivated, strong administrative, organizational, and communication skills, and excels at working in a team environment.
- Ability to fulfill rotating on‑call duties as needed.

Compensation range: $26.76 – $32.70 per hour plus bonus potential.
Standard schedule:
Monday – Friday, 8:30 am – 5:00 pm. Nights or weekends may be required as needed.
