Our Grounds Custodians play a vital role in maintaining the interior and exterior grounds of our beautiful apartment communities, ensuring they remain clean, well‑maintained, and inviting. You'll also assist with maintenance tasks during unit turnovers, contributing to a seamless resident experience. This position serves our premier communities in Lincoln, NE and typically follows a Monday through Friday, daytime schedule. During winter weather, you may be asked to assist with early snow removal, and occasional on‑call work for scheduled evenings or weekends may be required.

• Maintain the streets and common areas of the community, ensuring cleanliness and order.
• Perform exterior custodial tasks such as litter, trash, and animal waste removal to keep the grounds well‑maintained.
• Handle light lawn care, including mulching, ornamental landscaping, and small‑area mowing and edging when assigned.
• Provide snow removal and de‑icing during inclement weather, particularly in walkways or before contracted services can arrive.
• Assist with light maintenance tasks, such as replacing furnace filters, batteries, or light bulbs, in support of the Facility Maintenance Manager or Technician.
• Support unit make‑ready efforts, which may involve safely lifting and moving appliances or similar tasks.
• Coordinate with vendors handling contracted grounds maintenance, such as snow removal and sanitation collection.
• Communicate effectively with residents, coworkers, and management to ensure smooth operations and resolve any issues.
• Contribute to a positive resident experience by consistently presenting a professional, courteous image and maintaining a helpful attitude.
• Perform other duties as assigned to support the overall maintenance and upkeep of the community.

• 1 year work experience required and/or proven ability to perform duties described for the position.
• Must have a self‑starter, can‑do attitude.
• Proven attention to detail with quality of work.
• Must be able to safely and regularly use hand tools, power tools, power washer, lift equipment, ladders, etc. in compliance with safe operating standards.
• Ability to safely/legally drive a vehicle.
• Ability to work outside in varying temperatures to support outdoor grounds needs.
• Experience with and ability to communicate effectively and professionally with all residents and coworkers while working in a team environment.
• Will be trained on and expected to comply with laws/policies regarding Federal, State and Municipal Fair Housing Laws, The Nebraska Tenant Landlord Act, and the Federal and State Safety Regulations.

• Must be able to meet physical demands, including frequent standing, walking, climbing, kneeling, and lifting up to 50 lbs (occasionally over 100 lbs).
• Perform duties that require manual dexterity.
• Ability to work at heights using ladders or lifts as necessary.
• Vision requirements include the ability to see both near and far.
• Must understand and comply with company policies and local/state safety regulations.
• Flexibility to work in various environments, including indoors, outdoors, and in different weather conditions.
• Occasional exposure to cleaning chemicals, with proper safety precautions in place.
