Maintenance Manager

Responsible for overseeing maintenance operations in a residential community. Key responsibilities include supervising maintenance staff, conducting building inspections, ensuring compliance with local regulations, coordinating vendor services, managing budgets, and implementing preventative maintenance programs.

• Supervise a maintenance team and complete building and annual unit inspections to comply with local regulations.
• Collaborate with the General Manager to set expectations and meet deadlines.
• Prepare and implement preventative maintenance programs to minimize emergency and service repairs.
• Purchase supplies and schedule vendor services using purchase order systems and proper bidding procedures, while adhering to budget guidelines.
• Provide mentorship and training to on‑site service teams, acting as a subject‑matter expert in technical maintenance areas.
• Maintain flexibility and openness as day‑to‑day tasks may change based on the community’s needs.

• 3–5 years of experience in apartment maintenance and supervision.
• EPA Certification Types I and II.
• Excellent customer service, organizational, and punctuality skills.
• Ability to collaborate with managers and work independently.
• Understanding of budgeting, purchasing, and vendor management processes.

• Hourly rate of $38.00–$42.00 plus bonuses.
