The City of Littleton Public Works Facilities Management (FM) team is hiring a proactive Facilities Planner to ensure the reliability, safety, and efficiency of city owned building assets and infrastructure. In this role, you will collaboratively lead the development of high-level building master planning, the execution of preventive and corrective maintenance initiatives for a diverse, historic portfolio, providing analysis and recommendations for all building systems from assessment to execution, closeout, and documentation.

The ideal candidate is someone who can bridge the gap between engineering, facilities maintenance, project management, and long-term capital planning. They are data-driven, comfortable coordinating contractors, skilled at writing technical scopes of work, and capable of developing long-range strategies to maintain a diverse portfolio of city-owned facilities, including historic buildings, while ensuring reliability, compliance, and fiscal responsibility.
** Upcoming Key Initiatives:**
* ** Statement of Work (SOW) Development**:
Develops the detailed, actionable requirements, deliverables, and timelines for a variety of efforts and projects. Translates the project goals into a structured roadmap, defining specific activities, roles, and acceptance criteria to prevent scope creep and ensures alignment between contractors and city expectations.
* ** Asset Management:
** Develops and Maintains Building Asset Inventory database utilizing CMMS systems.  Develops and maintains performance metrics. Builds multi-year plans to arrange for funding and resources to accomplish major system replacements such as HVAC units, roofs, or elevators.
* ** Capital Planning:
** Assists the Facilities Manager in aligning the FMP activities with the city’s Capital Improvement Plan (CIP).
* ** Facilities Master Plan (FMP):
** Supports the Facilities Master Plan by writing SOWs and defining technical execution priorities and plans required to achieve goals.
* ** Contract Oversight:
** Assists in defining requirements and coordinating outsourced project management staff to ensure successful asset replacements and major repairs.

* ** Strategic Maintenance Planning for Preventive Maintenance (PM) and Corrective Maintenance (CM):
** Creates and manages schedules for routine inspections and servicing of all facility assets (Heating Ventilation Air Conditioning (HVAC), electrical, plumbing, technology, furniture, fixtures and equipment.
Analyzes maintenance trends, makes recommendations that lead to minimized downtime and risk, and ensures uninterrupted regulatory compliance.
* ** Compliance & Documentation:
** Maintains all Certificates of Operation, Occupancy, and regulatory documents. Manages the library of O&M manuals and warranty documentation.
* ** Asset & Energy Management:
** Develops and maintains a detailed asset inventory and energy use database. Provides strategic recommendations for energy-efficient upgrades and more sustainable practices.
* ** Capital Projects & Budgeting:
** Develops detailed SOWs, business cases, and cost estimates for the Facilities Manager to support annual budgeting and long-term planning.

** In coordination with Maintenance Supervisor and Facilities Manager, identifies tasks for contractors and in-house staff; utilizes work order systems to track progress and meet FM goals.
