Service Technician

Position summary:

This role performs technical and mechanical work to ensure the physical aspects of the property meet company standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Complete assigned work orders from resident requests and preventive maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the "make‑ready" process for vacant apartments including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Follow procedures to access and obtain materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.
  • Complete documentation and paperwork accurately and timely for service requests to be tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing parts when possible, avoiding wasteful use of materials, and practicing correct tool and equipment usage.
Other Responsibilities
  • Comply with safety and risk‑management policies, attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property, and communicate concerns about physical needs to management.
Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Lift up to 25 pounds independently and 50 pounds with assistance. May be required to travel to assist other properties, attend training, and work flexible hours, including evenings, weekends, and holidays.

Required Licenses or Certifications
  • EPA certifications Type1 andII or Universal for refrigerant recycling (Certified Service Technicians).
  • All certifications required by state and local jurisdictions (all Service Technicians).
  • Valid driver’s licence to operate a golf cart on property, if applicable.
Hourly Range

$19–$22per hour.

Additional Compensation

Corporate positions may participate in quarterly or annual bonus programs based on individual and company performance. On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
