As a Painter, you are essential to the property's ability to meet its readiness and leasing goals week‑to‑week. You will use your strong attention to professionally paint recently vacated apartments to help prepare them for rent to new residents.
The How…You will use your one year of general maintenance experience to prepare all paintable surfaces in the unit (including patching, sanding, and priming where needed), paint prepared surfaces neatly and cleanly, and complete clean‑up and touch‑up work before the move‑in date. You focus on producing a professional‑level paint job in every unit, using tools and equipment to complete paints with minimal touch‑up work and mess.
Typical touch‑ups take two to four hours, and an entire unit takes about eight hours depending on unit size and color changes.
You are committed to creating a safe working environment for the team and a safe living environment for our residents with a safety‑first approach to everything you do.
The Details…- You will work full‑time, Monday through Friday.
- You must maintain your own tool kit to complete work orders; equipment and supplies are provided for most work orders.
- You may need to use either a company‑owned vehicle (or your own) to move about the property or to pick up supplies off‑site, so a valid driver's license is required.
- Benefits include medical, dental, vision, and basic life insurance options; auto‑enrollment in a 401(k) plan after 60 days of employment; 40 vacation hours in the first year; paid sick leave per state requirements; and paid holidays for six holidays each year, with eligibility after 90 days of employment.

- Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled.
- Demonstrated attention to detail, aesthetic instincts, and color vision.
- Familiarity with painting tools and materials.
- Excellent verbal and written communication skills with the ability to write and speak clearly.
- Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality.
- Excellent organizational skills and attention to detail; strong time‑management skills with a proven ability to meet goals and deadlines.
- Ability to function well in a fast‑paced, high‑volume environment.
- Basic proficiency with Microsoft Office Suite or related software.
- High school diploma or GED required; at least 1 year of relevant work experience, preferably in property management, hospitality, or other service industry environment.
- Prior experience in general building maintenance or painting in a commercial, residential environment preferred.
- Must be at least 18 years of age.
- Valid driver's license to operate company‑owned vehicles or to utilize own vehicle for work.
- Expected work hours: 7:30 to 5:00, Monday through Friday, with occasional weekends.
- Travel:
Occasionally may need to drive a company‑owned or personal vehicle for business. - Able to frequently lift or move items weighing up to 25 pounds; occasionally up to 50 pounds.
- Able to use hands to manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity.
- Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates.
