The Maintenance Supervisor leads the maintenance team, oversees daily operations, and ensures the property remains safe, functional, and visually appealing. This role blends technical expertise with leadership, communication, and operational planning.
Key Responsibilities- Lead, train, and mentor maintenance technicians
- Assign work orders and manage daily schedules
- Build a professional, high‑performance team culture
- Support technicians with troubleshooting and skill development
- Perform and oversee advanced repairs in HVAC, plumbing, electrical, carpentry, and general building systems
- Diagnose issues quickly and implement effective solutions
- Ensure all work meets safety and compliance standards
- Manage the work order system and ensure timely completion
- Coordinate with outside vendors and contractors
- Oversee the make‑ready process to ensure vacant units are prepared on schedule
- Maintain curb appeal through regular property inspections
- Partner with the Community Manager to manage maintenance expenses
- Track inventory, order supplies, and maintain cost control
- Ensure all purchases align with budget expectations
- 2 to 3 years of maintenance supervisory experience in residential or multifamily housing
- Proven ability to lead and develop at least one direct report
- HVAC certification is a plus
- Advanced knowledge of HVAC, plumbing, and electrical systems
- Ability to read and understand safety manuals and technical documentation
- General computer literacy for work order systems and communication tools
- Fluent English proficiency for resident interaction, team leadership, and documentation
