• Perform janitorial and maintenance labor to maintain property and pool/spa in a clean and sanitary condition at all times.
• Meet with manager each Monday morning for a checklist and priorities, and submit a end‑of‑week progress report.
• Keep lobby entrance area clean: ashtrays, kitchen, cabinet doors, restrooms, lobby doors, and trash cans.
• Sweep dirt and leaves from pool decking; wash and wipe chairs and tables; clean mildew and other dirt; arrange furniture in pre‑determined pattern.
• Empty wastebaskets, maintain waste disposal, and keep roof of pool house clean.
• Spray pool deck for ants, blow patio areas, check pool/spa chemicals, vacuum pool, scrub tiles, hose deck, remove leaves, maintain chemical log, and clean pool filters.
• Check pool/spa chemicals and add chemicals as needed to ensure appropriate operation.
• Brush down cobwebs and dirt on the exterior of lights, corners, and walkways; wipe glass doors and gates; sweep or vacuum marina/passageway carpet (unless wet).
• Sweep and mop the front area tile; clean debris in parking lot; wipe and clean stairwell and laundry room doors.
• Wipe off fingerprints and dirt from elevator exterior doors and interiors; clean overhead light shields and tracks.
• Check fitness center trash, replace equipment, and clean restroom supplies; keep kitchen clean; wipe fitness equipment and door handles with disinfectant; clean windows and glass doors.
• Move dumpsters as scheduled and clean and deodorize them.
• Perform weekly tasks: sweep/mop stairwell/machine room; dust cobwebs, light fixtures, and canopies.
• Mop tile areas, vacuum carpets, dust furniture, clean bathrooms, clean windows/glass doors, brush cobwebs, spot‑clean rugs, and water plants in lobby/social room.
• Vacuum floors on Tuesday (8‑9), Wednesday (6‑7), Thursday (4‑5), and Friday (2‑3); walk entire floors removing cobwebs, bugs, and dust; wipe railings; vacuum carpeted areas (not if wet); clean laundry room.
• Perform miscellaneous duties as needed: install elevator pads, set up lobby for meetings/parties, monitor parking lot during moves, respond to other manager requests, prepare for hurricanes, and return equipment to storage immediately after use.
• Inform manager of items requiring repair with estimated cost, recommend and coordinate with manager; no purchases or work authorizations without manager approval.
• Manager spot‑checks at least two checklist items per week and documents findings.
