Complete work orders and preventative maintenance on the property, diagnosing defects and making repairs per policies and safety standards;
Complete the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, punch lists, and coordinating vendors;
Access and manage materials, supplies, and tools from the maintenance department and track inventory;
Document and complete paperwork for service requests to ensure proper tracking;
Maintain grounds, common areas, and amenities (trash pickup, pressure-washing breezeways/pool, cleaning, painting curbs/signage) and support cost-control by repairing rather than replacing parts when possible
