Summary

Key Responsibilities Quality of Maintenance Work
  • Accurately diagnoses and solves problems with cost effective, long-term solutions.
  • Listens to and understands the needs of residents and staff requesting assistance.
  • Coordinates and monitors the quality of maintenance work being performed by outside contractors.
Service Response Times
  • Completes maintenance service requests in a timely manner.
  • Quickly and correctly identifies the issue or problem behind the service request.
  • Recommends and implements the most efficient solution to address the maintenance issue.
General Maintenance
  • Completes maintenance work on the facility, including performing electrical, HVAC, plumbing, and other related tasks.
  • Assembles, delivers and installs furnishings and equipment for resident care.
  • Assists with grounds work, including lawns, landscaping, snow removal, recycling, debris removal and other tasks.
Preventative Maintenance
  • Establishes and maintains a preventative maintenance program for facilities and equipment under their responsibility.
  • Implements changes in maintenance procedures to proactively address recurring issues.
Safety & Organization
  • Maintains building safety systems, ensuring compliance with all assisted living, local, city, state and federal guidelines.
  • Keeps accurate, detailed and timely maintenance records for all activities.
  • Responsible for keeping the WHC facilities in compliance with OSHA Standards for employee safety.
Maintenance Process Improvements
  • Identifies opportunities for process improvement and cost reduction in the maintenance of the WHC's equipment and facilities.
  • Assists with the implementation of process improvement initiatives.
Requirements Education, Experience and Training
  • High School Diploma; technical degree in a related field preferred.
  • Relevant experience with assisted living, multi-family or commercial property.
  • Must be able to read, speak and write fluent English.
Scheduling
  • This is an hourly position, which means you must be able and willing to work weekends and holidays as required/needed.
  • Regular attendance is required.

Mental Demands
  • Must demonstrate effective communication skills with staff, residents and family; must be able to communicate information as well as ascertain the needs of residents and family.
  • Must be able to do many different functions, often changing from one task to another of a different nature without loss of efficiency or composure.
  • Must be able to work under stress when confronted with critical or unusual situations.
  • Must be able to work in situations requiring staying within an exact set of limits, tolerances, or standards.
Physical Demands
  • Influenza Vaccine:
    The influenza vaccination is required by all employees, students, interns & contract workers within 2 weeks of "hire date", unless an influenza vaccination waiver form from a physician is on file.
  • Sit, walk, stand: approximately- 90% of the shift is spent walking and standing, alternating between the two activities, when performing the essential duties of this job. Approximately 10% of an average working shift is spent sitting. This is time spent with maintenance documentation, etc. This individual will generally be assigned to an assisted living facility or multiple facilities.
  • Lift, carry, push, and pull:
    This individual will be required to perform physical tasks on a consistent basis. The frequency of the need for such tasks depends upon the workload and maintenance needs.
  • Assists:
    Physical exertion requirements may vary from 20# to 160#
  • Push and pull:
    Larger equipment or equipment on carts require up to 50# of force to move. Force to push/pull a resident in a wheelchair ranges form 5-50#. All lifting, carrying and/or pushing/pulling will be done in a manner that conforms to good health and safety practice. Lifting or transfers in excess of 50# of force should be performed with the assistance of another coworker.
  • Bend, stoop, squat, kneel, crouch, crawl:
