Job Summary
The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status.
Duties / Responsibilities- Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor.
- Examines and diagnoses heating, ventilation, and air conditioning units for property facilities, determining the best method to repair or replace all or part, and performs preventative maintenance such as replacing filters and cleaning coils.
- Checks all appliances, sinks, faucets, commodes, drapes, and blinds.
- Performs minor to moderate-level plumbing repairs, replacements, and installations, including repairing leaks and removing clogs in sinks and toilets.
- Changes air conditioning filters at least once every three months.
- Performs minor electrical repairs and replacements of light fixtures and related items.
- Repairs locks and other miscellaneous items.
- May paint property units, performing full interior painting or minor touch‑ups of walls and woodwork.
- May perform make‑ready projects to prepare vacant units for prospective tenants.
- Reviews condition of floors, walls, carpet, linoleum, tile, etc., and makes necessary repairs.
- Responds to resident service requests and concerns in a timely manner.
- Delivers communications to residents as needed and provides notes in apartments.
- Clears debris caused by maintenance work and refrains from using residents’ personal items for cleanup.
- Records time spent in each unit on the work order.
- Informs the Property Manager of any repair work needing an outside contractor or appliance replacement.
- Performs maintenance in the leasing office, clubroom, models, pools, and exterior of the property.
- Picks up trash, waters grounds, and cares for flower beds; empties pool area trash cans.
- Sweeps leasing office front porch, parking area, breezeways, dumpster area, boiler, and supply rooms.
- Cleans pool(s) and maintains chemical levels; sweeps pool areas and arranges furniture.
- Inventories pool and ground supplies and informs the Maintenance Supervisor when supplies run low.
- Reports physical problems during work to the Property Manager immediately.
- Maintains adequate inventory of supplies.
- Requests that the Property Manager and Maintenance Supervisor purchase supplies as needed.
- Co‑ordinates with vendors on special maintenance projects.
- Distributes door‑to‑door newsletters and residents’ notices.
- Operates a motor vehicle to transport tools and materials between work sites.
- Works irregular hours (evenings, weekends), including on‑call and overtime hours, as required.
- Performs on‑call, fire watch, or other after‑hour duties as required.
- Adheres to safety and hazard communications programs, policies, and procedures.
- Assists the Maintenance Supervisor on special maintenance projects, such as preventive maintenance of building components and mechanicals.
- Works closely with management and maintenance staff to represent the company’s quality and professionalism.
- Attends and participates in technical training programs to maintain and enhance knowledge and skills.
- Performs other related duties as assigned.
- Represents the company professionally on‑ and off‑property.
- Assists other staff members as needed.
- Maintains open communication with the Maintenance Supervisor and other staff.
- Wears company all times and maintains a professional demeanor.
- Ensures safe work practices are followed and displays a friendly, courteous attitude toward employees and residents.
- Knowledge of federal, state, and local laws and regulations regarding multi‑family housing and Fair Housing.
- Associate degree in a related technical or mechanical field preferred; military training a plus.
- Ability to provide own industry‑specific tools if required.
- Bilingual – Spanish a plus.
- Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
