JOB SUMMARY

The Facility Specialist 2 position is responsible for ensuring the safe and efficient operation of Volunteers of America Southeast Louisiana (VOASELA) Oak Plaza building. This role will monitor, assist and make minor repairs with stationary equipment such as boilers, motors, heating/cooling systems and ventilation systems within the Oak Plaza facility. The Facility Specialist 2 position will perform minor repairs as necessary throughout the building and tenant repair request.

From an administrative standpoint, the position will assist with monitoring the ticketing work order system, to call in repair requests for appliance repairs, plumbing repairs, air/heating repairs at other VOASELA properties. The position will also assist with drawing floor plans as needed, seek estimates, material lists, and communicate with Oak Plaza tenants, Program Director and Property Management about given work orders.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure: all mechanical, plumbing, electrical, HVAC systems and any other related equipment.
  • Create a scope of work for larger repairs and renovation/construction work needed.
  • Make recommendations to the Director of Facility & Risk on necessary maintenance repairs, preventive maintenance and property improvements.
  • Monitor and assist with scheduling annual maintenance inspections
  • Monitor cleanliness of all restrooms during normal work hours in absence of janitorial staff
  • Assist with preparing conference room for scheduled meetings
  • Meet with and conduct walkthroughs with outside vendors and contractors on work needed and work completed.
  • Conduct minor repairs and duties such as wall repairs, moving furniture, changing locks, changing light bulbs, painting, minor carpentry and woodwork, grounds keeping etc.
  • Verify completion of all routine maintenance and construction performed by outside vendors.
  • Adhere to all required purchasing policies and controls, including, but not limited to, all outside contractor bids, budgets, and schedules.
  • Follow prescribed safety procedures for personnel and equipment by the company and OSHA.
  • Communicate with leaders, property management and tenants with updates on work needed and progress of open projects.
  • Inform direct report on a regular basis regarding the specific and overall condition of the building structure(s), related systems, and equipment offering prudent, cost-effective proposals for maintaining these systems.
  • Participate in after-hours requests, disaster recovery, and emergency response/preparedness activities as needed. Must be able to provide direct, on-site support to VOASELA facilities before, during and after a hurricane event.
  • Access and input information into a computer and generate reports.
  • Read and respond to open ticketing system requests.
  • Read and respond to email regularly.
  • Respond to after-hour calls as needed.
  • Perform other duties as required.

ADDITIONAL DUTIES AND RESPONSIBILITIES (Non-essential)

  • Participate in budget process with managers
  • Give input on annual Facility work plan
  • Participate as a team player with all programs and tenants.
  • Provide constructive feedback to all departments.
  • Complete all agency required trainings.
  • Conduct any other Facility related duties as assigned.
  • Adhere to the designated dress code as stipulated for the specific role

KNOWLEDGE,

SKILLS AND ABILITIES

This position requires knowledge, skills and abilities equivalent to:

  • Minimum of 5 years of experience in all phases of residential construction (carpentry, electrical, and plumbing) required.
  • City of New Orleans Stationary Engineer Licenses are strongly preferred and will be required to be attained during employment, specifically:
    • First Class Boilers License
    • First Class Air Conditioning or Refrigeration License
  • Ability to operate a variety of hand and power tools such as hammers, various wrenches, grips, saws, drills, etc..

SPECIAL REQUIREMENTS

  • Current driver's license issued by state of residence
  • Current vehicle registration, insurance, and inspection
  • Satisfactory Motor Vehicle Report
  • Must be able to pass a criminal history investigation.
