Maintenance Technician

Position located in Hopkinsville and Cadiz, KY servicing Little River Landings and Emma's Rose Apartments (129 units). The maintenance technician is vital to the smooth operation of each property. Responsibilities include completing daily maintenance requests, general upkeep of the grounds, and completing make‑ready apartments.

Salary: $19/hr + monthly phone & travel allowance + weekly on-call incentive + 401(k) match of up to 5% after 6 months of employment

• Service Requests
  :
  Ensure all maintenance service requests ('work orders') are processed in a timely and orderly manner; review outstanding requests daily; distribute materials, supplies, and equipment; account for supplies; keep the Property Manager informed of status.
• Housekeeping and Grounds
  :
  Maintain cleanliness of the property, including grounds, dumpster areas, and apartment entryways/stairwell cleanliness; remove ice and snow from parking areas and walkways before contracted snow removal crews arrive.
• Make‑Ready Apartments
  :
  Vacant units should be made ready in a timely manner to be toured and re‑rented quickly; complete as much in‑house maintenance work as possible to avoid outside contractors.
• Other Duties as Assigned
  :
  Perform additional tasks beyond the core responsibilities as needed; demonstrate teamwork and flexibility.

• Ability to operate general cleaning equipment (vacuum cleaner, carpet scrubber, industrial‑size mop and bucket).
• Reading/comprehension and basic math skills.
• Ability to work independently of direct supervision.
• Ability to prioritize and organize work tasks and to establish and meet deadlines.
• Considerable knowledge of building construction and maintenance.
• Ability to communicate clearly, concisely, and with empathy to persons of all ethnic and economic backgrounds.
• Ability to maintain information confidentially.
• Working knowledge of trades such as plumbing, electricity, and carpentry is appreciated but not required.

• High school diploma or GED.
• Work experience in the maintenance field preferred but not required.
• Certification in related maintenance fields (plumbing, electrical, refrigeration) desirable (or should be pursued during tenure).
• Possession of a valid driver’s license essential; employee must be insurable and bondable.

• Handling equipment and materials up to 100 pounds.
• Moving and arranging furniture.
• Bending, kneeling, stretching, walking, standing up to 8 hours daily.
• Pushing or pulling equipment in a stooped position such as a vacuum or mop.
• Crawling or lying to work in small cramped areas.
• Working outside in the elements daily.
