Position Summary:The vacancy prep maintenance worker 3 (flooring) position is responsible for the unit turn of vacant units with an emphasis on but not limited to the removal and replacement of flooring across all Housing Authority-owned and managed properties. This position ensures all properties meet or exceed HUD requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions. The vacancy prep maintenance worker 3 (flooring) position plays a critical role in protecting the Housing Authority's physical assets, supporting resident health and safety, and maintaining ongoing compliance with federal, state, and local regulations through proactive maintenance planning, inspections and execution.

Essential Duties and Responsibilities:- Works closely with the Vacancy Prep Supervisor to coordinate maintenance projects and activities.
- Ensure compliance with local regulations, state, and federal laws.
- Keep accurate time sheets of work performed.

- Conduct inspections of LMHA properties and complete assignments.
- Perform skilled maintenance repairs for the purpose of unit turns
- Record worker activities and results.
- Assist in planning unit turn activities
- Assesses extraordinary situations and determines solutions.
- Must pass an internal Property Maintenance Worker 3 Tests.
- Must possess a valid driver’s license.
- Must be subject to call in emergency situations
- High school graduate or its equivalent.
- One (1-3) years' experience in a related field.
- Knowledge of various maintenance procedures.
- Knowledge of tools and equipment pertaining to unit turn
- Knowledge of construction terminology
- Knowledge of general health and safety standards
- Ability to acquire knowledge of agency policies and regulations.
- Ability to read blueprints
- Ability to follow instruction from Vacancy Prep Supervisor
- Ability to follow instruction from Senior or higher-ranking team member
- Ability to plan and organize.
- Ability to make sound decisions.
- Ability to supervise and train subordinates.
- Ability to read and understand technical data.
- Ability to meet deadlines and schedules.
