Position OverviewMaintenance Supervisor responsible for overseeing maintenance personnel and ensuring upkeep and repair of all facilities.
Responsibilities- Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventive maintenance.
- Assist with interviewing, screening, and recommending potential service, housekeeping/custodial, and grounds personnel in conjunction with the manager.
- Assist in training all service, housekeeping/custodial, and grounds personnel.
- Clean and maintain work areas, tools, and equipment.
- Initiate improvements to processes and maintenance methods.
- Maintain MSDS sheets and replacement logs.
- Hold maintenance team accountable, ensuring attendance and performance expectations are met.
- Schedule and supervise all vendor work.
- Manage inventory, ordering, and delivery of necessary supplies and equipment under the community manager’s direction and approval.
- Ensure OSHA standards and company safety policies are complied with at all times.
- Handle lock‑outs from evictions and provide 24‑hour response to service requests.
- Be available on an on‑call basis.
- Report unusual or extraordinary circumstances regarding the property or residents.
- Remove snow and ice as necessary.
- Ensure necessary tools are on hand.
- Knowledge of HVAC, plumbing, and electrical.
- Self‑motivated with attention to detail.
- Ability to operate various hand and power tools.
- Ability to maintain positive relationships with internal and external contacts.
- Property maintenance/handyman experience.
- Supervisory experience preferred.
Full‑time position: $35.00 to $38.00 per hour.
