General Summary Of Position

This being an internal opportunity, only current UML Employees, irrespective of Bargaining units are eligible to apply for this position.

Incumbents of positions in this series supervise the maintenance and repair of state buildings, the cleaning of building interiors and the upkeep of grounds; ensure that standards of security and cleanliness are maintained; and perform related work as required. The basic purpose of this work is to oversee the general care, maintenance, repair, alteration and security of state buildings and appurtenances

First Shift M - F 5 AM to 1:30 PM

Minimum Qualifications (Required)
  • At least two years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included building custodial services
  • Knowledge of the safety precautions and procedures followed in building maintenance
  • Knowledge of the equipment, materials and methods used in building custodial work
  • Knowledge of the proper uses of cleaning supplies and materials
  • Knowledge of the types and uses of hand held power tools such as drills, electric hand saws and small hand tools such as hammers and wrenches
  • Knowledge of the types and uses of small measurement devices such as levels, rulers, and steel squares
  • Knowledge of the methods and procedures used in the security of building and property
  • Mechanical aptitude and manual dexterity
  • Ability to understand, explain and apply the provisions of the laws, rules regulations, procedures, guidelines, specifications, policies and standards governing assigned unit activities
  • Ability to read and interpret documents such as plans, specifications, blueprints and drawings
  • Ability to follow instructions
  • Ability to establish and maintain harmonious working relationships with others
  • Ability to assemble items of information in accordance with established procedures
  • Ability to maintain accurate records
  • Ability to communicate clearly, concisely and effectively. Ability to communicate instructions in a precise and understandable manner
  • Ability to maintain a calm manner in stressful and emergency situations
  • Ability to work independently
  • Ability to exercise sound judgment
  • Current Valid Driver’s License
  • Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the capabilities of subordinates and available resources; controlling work through periodic reviews and/ or evaluations; determining subordinates’ training needs and providing or arranging for such training; motivating subordinates to work effectively; determining the need for disciplinary action and either recommending or initiating disciplinary action.
Operational

Needs
  • Minimum of 3 years’ supervisory experience directly/indirectly supervising at least ten employees
  • Ability to prioritize the needs of personnel and work to be completed
  • Strong computer skills including email, and basic Word and Excel
  • Experience in mentoring and coaching staff
  • Experience in writing and communicating performance evaluations and providing on-going feedback
  • Experience in managing inventory levels and ordering supplies and equipment in compliance with budget review
  • Ability and willingness to be Essential Personnel
  • Evidence of meeting employer expectations of this position as evidenced by performance evaluations, workplace respect, tardiness, absenteeism and relevant disciplinary actions

This is an MTA
- Maintenance & Trades Bargaining Union position, Grade 18 - Step 1 $ 2,538.53 bi-weekly to Step 14 $ 3,593.58 bi-weekly.
