We are seeking a Maintenance Supervisor III to oversee advanced supervisory maintenance and construction work at the Lubbock State Supported Living Center. Responsibilities include supervising maintenance staff, scheduling work, requisitioning materials, estimating job hours and cost, coordinating preventive maintenance, supervising contractors, and ensuring compliance with safety and code requirements.
Essential Job Functions- Attend work regularly, on a rotating schedule, overtime, and on‑call duties as required.
- Supervise and schedule maintenance and construction staff; assign work based on life safety code priorities.
- Request materials and supplies; estimate work hours and costs; coordinate projects with Maintenance Facility supervisors.
- Perform cost analysis, resource assessment, and plan repairs for mechanical equipment.
- Supervise preventive maintenance procedures and daily work orders via CAFM for HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety systems.
- Supervise contractor repairs and monitor compliance with NFPA and manufacturer standards.
- Collaborate with Maintenance and Construction Projects Manager on contract timelines and cost.
- Participate in vetting future construction projects and reviewing vendor performance.
- Perform other tasks as needed, including irregular hours and emergency conditions.
- Account for personnel and tool inventory; monitor proficiency.
- Ensure staff maintain mandatory training; conduct performance reviews.
- Knowledge of HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety systems; familiarity with NFPA, ADA, and The Joint Commission standards.
- Leadership and employee performance management; customer service orientation.
- Ability to read and interpret blueprints, AutoCAD drawings, NFPA codebooks.
- Strong judgment, teamwork, communication, and supervisory skills.
- Ability to work extended under stressful conditions.
- Ability to train technical employees, hospital staff, and contractors.
- Non‑Commercial Political Certified Applicator License (weed control, lawn, pest control, termite).
- Valid Texas driver’s license (or obtain within 90 days).
- High school diploma or equivalent required; vocational training preferred.
- Experience in general construction and maintenance work.
- Supervisory experience preferred.
- Must pass fingerprint criminal background check, pre‑employment drug screen, and registry checks (CANRS, Nurse Aide, Medication Aide, LEIE).
- Males 18–25 must register with the Selective Service.
- All employees subject to random drug testing.
- Willing to work flexible hours, overtime, weekends and holidays.
