Compensation: $20-$22.50 per hour
Responsible for performing a wide range of maintenance and repair tasks to ensure the overall upkeep, safety, and appearance of the apartment community. This role supports the preservation and enhancement of the property’s value by completing service requests in a timely, professional, and courteous manner. The Maintenance Technician works to maintain a high standard of resident satisfaction by providing prompt, quality service while ensuring all work is completed in compliance with company policies and safety regulations.
ScheduleMonday to Friday, On-call, Weekend availability
Duties and Responsibilities- Ensure all service requests and repairs are completed thoroughly and in a timely manner
- Maintain an organized, clean, and safe work area
- Assist the Maintenance Supervisor with monitoring the inventory of equipment, tools, parts, and supplies at appropriate levels
- Comply with all personnel management policies and procedures
- Maintain a preventative maintenance schedule
- Communicate effectively with residents, fellow employees, vendors, and supervisors
- Work with the Maintenance Supervisor to maintain an effective preventative maintenance program
- Work with the Maintenance Supervisor to adhere to budget guidelines
- Assist the Maintenance Supervisor with maintaining a hazard communications program
- Inspect grounds, buildings, and other community features as required to minimize liability concerns
- Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
- Work with the Maintenance Supervisor to ensure that the physical condition of the community is maintained according to the company's operating and safety standards
- Work with the maintenance team to ensure excellent curb appeal at all times
- Assist residents with the move-in/move-out process as needed
- Assist with the scheduling and performance of all maintenance/repair-related turn events
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals
- Address complaints and resolve issues in a timely and professional fashion
- Maintain accurate records
- Contribute to the general upkeep and cleaning of the office, common areas, and model
- Perform other maintenance/repair work as directed by the General Manager and Maintenance Supervisor
- Assist in the daily clean-up of the exterior of the property, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning, and maintain accurate, timely chemical logs
- Participate in an on-call rotation for emergency service
- Adhere to the company dress code
- Perform additional tasks and responsibilities as required
- High school diploma or equivalent required
- Previous maintenance experience preferred
- Ability to read and write English fluently
- Must pass a background check
- Must have reliable transportation due to on-call and emergency responsibilities
- EPA Certification (Type I & II)
- Additional licenses and certifications as required by local, state, or federal law
- Must be able to safely operate general maintenance equipment, including but not limited to:
- Hand tools
- Ladders and stepladders
- Refrigerant recovery units
- Landscaping equipment
- Other required safety equipment
- All equipment must be used in a manner that ensures the safety of self, team members, and residents
- Appropriate safety apparel and footwear (work boots) must be worn at all times
