Director II Maintenance

Reports To:

Executive Director, Maintenance Services

Position

Purpose:

Directs and manages assigned maintenance and area operations; maintains physical school plants in excellent operating condition so that full educational use may be made at all times; provides physical environments that are functional, safe, and attractive.

Essential Job Functions:

  • Ensures that area facilities are functional, safe, and well maintained.
  • Develops and maintains written departmental procedures for maintenance, repair, and operations of all assigned District buildings and equipment; ensures work orders are processed and executed in a timely manner.
  • Prepares plans and specifications for contracted repair work and site improvement, for submission to Purchasing department for bids.
  • Ensures compliance with federal and state law, State Board of Education rule, and local board policy.
  • Compiles, maintains, and files all reports, records, and other documents required including timekeeping records.
  • Develops and administers budget based on documented needs; ensures operations are cost effective and that funds are managed wisely.
  • Plans and directs inventory and stock control program for equipment and supplies.
  • Recommends disposal of obsolete equipment and purchases replacement equipment when necessary.
  • Initiates purchase orders and bids in accordance with budgetary limitations and district policies.
  • Approves and forwards invoices and purchase orders for area maintenance department to accounting department.
  • Participates in development of the district's disaster plan and is prepared to take an active role in responding to emergencies as needed.

Safety:

  • Performs preventive maintenance on tools and equipment and ensures equipment is in safe operating condition.
  • Follows established safety procedures and techniques to perform job duties including lifting and climbing; operates tools and equipment according to established safety procedures.
  • Corrects unsafe conditions in work area and promptly reports any conditions that are not immediately correctable to supervisor.

Supervisory Responsibilities:

  • Selects, trains, supervises, and evaluates staff, and makes recommendations relative to assignment, retention, discipline, and dismissal.

  • Knowledge of basic principles of construction, school plant maintenance, and operations.
  • Knowledge of District policies, procedures, and regulations.
  • Skill with continuous improvement, applying problem-solving models, and making recommendations.
  • Skill in interpersonal relationships, including using tact, patience, and courtesy.
  • Skill in working with initiatives that require collaboration with District and outside agencies and organizations.
  • Ability to conduct on-site inspection of District facilities.
  • Ability to manage budget and personnel.
  • Ability to read blueprints and schematics.
  • Ability to use software to access databases, status work assignments, and work with email.
  • Ability to organize and coordinate work.
  • Ability to communicate effectively, both oral and written forms.
  • Ability to engage in self-evaluation with regard to performance and professional growth.
  • Ability to establish and maintain cooperative working relationships with others contacted in the course of work.

Travel Requirements:

Travels to school district buildings and professional meetings as required.

Tools/Equipment Used:
Standard office equipment, including computer and peripherals;
District vehicle.

Posture:
Prolonged sitting; frequent standing and kneeling; occasional stooping, squatting, bending, pushing/pulling, and twisting; may work in tiring and uncomfortable positions.

Motion:
Frequent repetitive hand motions, including keyboarding and use of mouse; frequent walking, climbing stairs/ladders/scaffolding; regular grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving.

Lifting:
Regular moderate lifting and carrying (1544 pounds); occasional heavy lifting (45 pounds and over).

Environment:
Work outside and inside, on slippery or uneven walking surfaces; frequent exposure to extreme hot and cold temperatures, dust, noise, vibration; exposure to chemical and electrical hazards; work around machinery with moving…
